SKI LEASE "Agate Bay Ranch"
***This property is available for a WINTER SKI LEASE for a minimum of 4 months starting as early as December 1, 2026, to May 31, 2027.
RENTAL TERMS AND CONDITIONS:
*$2,900/month plus utilities
*Entire balance for the ski lease will be due upfront.
*Natural Gas and Electricity accounts to be transferred into Tenant's name for the entire lease term and paid directly to the service provider by Tenant.
*$425 a month total for the fixed utilities. This amount a month pays for the water/sewer, trash, keyless entry and cable/high speed internet service along with any on-time expense (damage plan, booking fee, utility transfer fees). The total amount (based on lease term) for the utilities is due upfront along with the rent.
*$1,000 non-refundable holding fee will be required upfront to secure the house. This fee will be applied to the deposit upon lease signing.
*Security deposit equal to one month's rent + $500 estimated move-out cleaning fee. If the house is left in excellent rental condition at move-out, with no cleaning needed and no damage, the entire deposit shall be refunded within 21 days.
*Tenant is responsible for the cost of plow service.

• Extra protection with electrified bear deterrent wire surrounding the home (doors and windows)
LOCATION AND EXTERIOR FEATURES:
• 1-car garage + flat paved driveway (fits 2–3 vehicles total)
• Located in Agate Bay – near Carnelian Bay shops, restaurants, and beaches
• Short drive to Northstar California, Palisades Tahoe, and Homewood resorts
• Deck off back side of property (weather permitting - tenant must keep clear)
THINGS TO NOTE:
• Street parking prohibited year-round
• Liability Renter's Insurance required
• Absolutely no smoking inside the home
• Pets not permitted - no exceptions!
• Wood for fireplace not provided
• Overhead Garage door not motorized
