My wife and I moved in February of 2018 and signed a ten month lease. We were attracted to Orchard Grove because they claimed to be luxury apartments, and brand new. Most housing in Fredericksburg offer tired old homes and are expensive. The front office manager and assistants were wonderful at Orchard Grove, and we would give them 5 Stars. We only are giving three stars because the management company Macdonald tried to bluff and raise our rent from $1479 a month to $1687, 15 days before our notice was due with a bogus letter telling us if we committed to a new 15 month lease in10 days, we would be only raised to $1515 a month.
Although the property was brand new, most of the appliances are cheap, the landscaping was poor, mostly crabgrass, they claim to be pet friendly but offered no poop stations.
We were reprimanded for hanging a politcal sign on our balcony, yet they never enforced a fire hazard to all the charcoal barbecue burning and clutter on tennants balconies.
In our opinion, if you call yourself a luxury apartment complex, you should live up to your amenities and aesthetics.
On another note, they do offer a good incentive on moving in with either a low security deposit or a free months rent, but weve also noticed its a very transient apartment complex, almost every week we saw someone moving out.
