It is being offered at $2000 per month with a One-Year lease term.
Security Deposit of $2000 will be due at the time of acceptance offer, asked for as an initial hold deposit, which will then be applied towards the security deposit amount at the time of lease signing and move-in.
The first month’s rent, in full, will be due later on at the time of the agreed-upon lease start date.
The second month’s rent will be prorated accordingly and due on the 1st of the second month.
No pets will be considered or accepted for this guest home at this time. As the owner resides in the main home on the property with their larger free-roaming pet dog, and there is a second guest home unit on this property as well, with another tenant resident, who also has pets.
This is an absolutely No Smoking Home and Property. Thank you.
Landscaping is provided by the owner and included with rent. Access to any yard space around the detached guest home unit will be required periodically, as needed for proper upkeep of all. Any personal pots/plants of the tenant's placed outdoors may require permission from the owner beforehand, and drip pans will be required at all times, inside or outside, so as not to incur any damage or staining to the home and property. There is a small raised planting bed that can be used by the tenant to grow a choice vegetable or two if desired.
Exterior Pest Control Included every 3-4 months or as needed and at the owner's discretion.
Appliances included are Electric Stove & Oven, Microwave (no owner warranty), modern-retro Refrigerator, and private Washer & Dryer hookups available for the tenant; dryer hookup is electric.
A spacesaving pantry hutch and a bistro table with stools are included. The bistro set can be removed upon request.
All basic utilities are included with rent: Water, Sewer, Trash, and Electric. Please note this guest home unit has no gas appliances or hookups.
Any questions regarding utilities, please ask before applying. It is the applicants’ or tenants’ responsibility to satisfy themselves with all questions and clarifications they may have or need before proceeding.
This home has a Whole House Fan and a brand new Minisplit unit for heating and air, and is on Sewer. Please note that any stoppages or clogs will be the tenant’s responsibility during the lease. Be careful what goes down all drains. California is a low-flow-plumbing-fixture state.
Please call your Internet or TV providers ahead of time to make sure they can and will serve this address if interested. It is your responsibility to check on this before applying or signing a lease. Thank you. The owner reports that the internet in this area is Spectrum, and the tenant will need to set up their own account, coordinating the Spectrum visit and installation with the owner for this when the time comes, as it will be the first time Internet is brought into this recently renovated unit.
Please note that there is and will be only one (1) dedicated parking space available with this guest home unit on the shared property and within the gated private property area.
There is a guest parking space shared by both guest home tenants and the owner, but it is not for full-time parking or long-term guest usage. And there is no street parking available or permitted on the private Via Estrellada road outside this property. Additional guest parking can be temporarily arranged within the property if needed, with prior request and approval by the owner.
A non-locking, shared property mailbox is located at the street, and tenants are welcome to use it or enlist their own off-site PO Box for mail collection at their own expense.
A Renter’s Insurance Policy will be required on behalf of the tenant/s residing in the home. The owner must be listed as an additionally noted and/or insured on the policy.
Please note that the owner or we, as management, may require a few extra days before the scheduled move-in date for a final once-over cleaning and wipe-down detail of the home to be performed.
We are happy to supply a sample lease agreement to you ahead of time. Just ask. Please note your final lease agreement may include additional disclosures and/or addenda as needed, and with regard to the home and property. But the lease in and of itself will be much like the one we will later supply to you to review ahead of signing. Thank you!
