UTILITIES AND LAWN CARE
Residents are responsible for water, gas, electricity, and any other applicable utilities. Residents are also responsible for maintaining the lawn, backyard, trees, and general exterior appearance of the property.
APPLICATION AND SCREENING REQUIREMENTS
An application is required for every proposed occupant who is 18 years of age or older. Each applicant must submit a complete and accurate application along with the required identification, income documentation, rental history, and any other requested supporting information.
Jones Assurance Property Management generally looks for the following:
• Gross monthly household combined income of at least 2.5x the monthly rent
• A credit score of at least 600
• Satisfactory rental and payment history
• No outstanding balances owed to previous landlords or property management companies
• No evictions within the last 10 years
• Verifiable employment and income
• A complete and accurate application
Meeting these guidelines does not guarantee approval. All applications are evaluated based on the complete screening results and the property owner’s established rental criteria. In some cases, a co-signer or higher security deposit may be offered based on the risk-profile of applicant(s).
Application fees are nonrefundable.
SECURITY DEPOSIT
The security deposit is typically equal to one month’s rent. A higher deposit may be required depending on the overall screening results and perceived rental risk.
RESIDENT BENEFITS PACKAGE
All Jones Assurance Property Management residents are enrolled in the required Resident Benefits Package for $49.95 per month. Benefits include liability coverage, credit-building opportunities, identity-theft protection up to $1 million, HVAC filter delivery when applicable, move-in concierge assistance, and additional online resident services.
RENTER’S INSURANCE
Residents are required to maintain renter’s insurance throughout the entire lease term. Coverage must include a minimum of $100,000 in personal liability protection, and Jones Assurance Property Management must be listed as an additional insured or interested party. Residents are responsible for insuring their own personal belongings. Tenants enrolled in the Resident Benefits Package are covered under the master policy.
PET POLICY
Some homes managed by JAPM may allow pets. Check the rental listing above or contact JAPM to confirm before applying. A completed PetScreening profile is required for all applications that include any pet(s) or assistance animal(s). Breed and weight restrictions apply for insurance purposes. Approved pets require an additional monthly pet rent and non-refundable fee. No pet-sitting or unauthorized animals permitted.
