This place is a dump. The building is not safe. Someone broke into the building and was banging on my neighbor's door in the middle of the night and trying to break into her apartment. The management team does not care about residents or our needs and safety. They did nothing about this major safety concern yet they have a security guard in the lobby to bother residents who use the common areas at night.
The mold in the building is probably a health and safety violation. The management team is completely useless mess with attitude for no reason. Not ensuring residents' safety and meeting residents' needs is unacceptable.
There are many vacant apartments at the Pavilion, and everyone living here wants to move because management is notorious for being the worst in town.

"Looks can be deceiving" would be the perfect way to sum up my experience at The Pavilion. On the surface it looks like a modern place to live with great amenities and a short walking distance to the business school (Darden). Once you live here for a few months you too will know what I mean. If you like hearing absolutely everything that goes on above and below you, this is the place for you. If you like spotty WiFi that is prone to go down during the most inconvenient times (exams, etc.), this is the place for you. Its been a few weeks since we've had a random fire alarm go off so maybe that can be counted as a plus. I would also note the printer that was down for extended periods during the Fall/Winter but that seems to have been addressed with the purchase of a new printer...we'll see how long it's up and running. These may seem like minor issues but take a look at what a unit at The Pavilion costs and you tell me if you would be cool living here. I know more people that are moving out than staying for their second year of b-school. Numbers don't lie.

The quality of facilities and services is not aligned with the price charged (the services received are almost not existent). Right now I would not recommend this compound to anybody unless you are not able to find anything else nearby. Let me summarize some of the problems encountered:
1- I paid for a furnished apartment, when I arrived the apartment was completely empty and full of dust (they needed several hours to place some furnitures, a bed, a desk, a sofa, and a chair)
2- I complained because the sofa that I received was completely scratched on a side (probably by a cat). Result: No replacement, no feedback.
3- The internet connection is an absolute joke, restarting the router 3-4 times a week is unacceptable
4- The printer is down whenever there is an exam session, and around the community we are starting to have doubts that the management does it on purpose to save money on paper and ink.
5- Cleaning in the common areas is completely neglected.
6- They tested once their fire alarm without any notice !!!!!
7-The new coffee machine was in decent status 2-3 months, the lack of maintenance and cleaning have compromised (the machine is out of order at least once or twice a week) the only benefit that living at pavilion has compared to other cheaper apartments nearby.
The new management has spent money for a renovation of the lobby that really did not make any sense (no improvement, no utility for the tenants), if they spent money on better service providers (internet and cleaning ) all the community would benefit about that. For the money charged they could actually try to hire someone that has real experience in real estate/service apartment management.

This place is an absolute joke. First I was assigned a parking spot that didn't exist and was towed twice for it. Asking the managers for help is as good as talking to a rock because you'll never hear from them unless you go to them in person and force an answer out of them. The only time you'll ear from them is when it is about them collecting rent. Also, they put late rent notices on the apartment doors for the entire world to see. The building is in poor condition, with visible cracks in some wall and the parking garage sways when you drive in it. Also trying to do homework on their Wi-Fi is impossible because it cuts out constantly. I would not recommend this place to anyone who spends a great deal of time at home.
Staff is great and considerate. The rooms are nice and spacious. The only issues I've had are with parking and the Wi-Fi is constantly going down when doing homework.

The trash is taken care of, the new starbucks machine was good, and the club room would be cleaned everyday. The gym is pretty good too. Was overpriced for an unfurnished apartment.

New shift in management is making some major changes. Have absolutely loved my stay. Space was clean during move in & have had NO problems with bugs or rodents during my year here. Noise is kept to a minimum which makes studying in the study rooms very pleasurable. They are still working on upgrading the internet which is why I gave them a 4 star rating.
