I've lived here for the last year and the experience has been mostly positive. We did have some issues with roaches initially and then intermittently throughout the school year but there were stretches of times (weeks and even months) where I didn't see a single roach/bug in the apartment. Honestly, I've read reviews for nearly every apartment complex within five miles of the downtown and in nearly every case there was at least one person complaining of bugs. Besides the bugs there were a few issues with appliances or general maintenance and most of the work orders were handled the day of or the next day. The only other issue I had was with the noise of my upstairs neighbors. However, when you live in a three story apartment building chances are you will have someone living above you so a certain amount of noise is to be expected. There were a few evenings where the noise level reached an annoying level (mostly weekends) but generally I didn't have any problems with noise. The apartment complex is located in a convenient spot where everything both in and outside the city is close. The larger shuttle broke down once or twice during the year but Riverside always supplied a smaller van to take students to and from the campus when the bus needed repairs. I've noticed people complaining about the shuttle not being able to fit them and I would suggest that incoming residents remember that Riverside is a majority student inhabited complex and there is a finite amount of room on the bus. My suggestion is just to get ready sooner and be prepared to wait a little longer at the bus stop to ensure you have a ride. Also, remember that the shuttle stops running after regular office hours so if you have late classes be prepared to make other arrangements for making it back home in the evening. The appliances in the apartment are older and the TV does not have HD channels but for $630 (for a 2 person apartment) you get what you pay for. I would've considered staying at Riverside if there were single apartments available but unfortunately there aren't. The Riverside employees are always nice and I haven't hand any issues that weren't addressed quickly. I would recommend this apartment complex for anyone looking for a cheaper apartment in close proximity to the school and city.

They are always happy to help you and willing to make sure that all of your needs get taken care of.

Riverside is a great and affordable place to live. The location is always ideal, and you are right in the middle of everything. It is one of the cheaper places for students to live and they offer the same type of amenities and living set ups like the more expensive places. Tinea was a great help in me signing my lease and did everything so politely and timely with me. She answered any question I had and made sure I knew about every little thing before I signed and didn't try to just get a fast deal done.

I would definitely recommend for those who are looking for an affordable space with a very friendly environment. This place is a great location for students and non-students alike. It is a bit older but you do get what you pay for and they try to accommodate the best they can as long as you dont ASSUME your situation will magically get fixed. Ill be staying here in the fall and Tinea was very helpful to me and my other two roommates with transitioning over here very smoothly. Shes the best.

This is one of the most affordable apartments with very friendly front desk staff like Tinea. Its nice that maintenance responds fairly quickly, but Ive found there are a lot of problems with each unit. Believe what you hear, roaches are a problem, appliances are out of date AND faulty, the toilets will plug easily, etc. They offer great deals when you sign and even snacks and gift cards during the residency, but Ive had to go to the office 4+ times to remind them to send me my sign-on deal of a gift card from May that I didnt receive until late November. If you resign a previous lease, you will be expected to pay renters insurance and your monthly cost of living will go up on top of that (just be prepared). I was living with a roommate who made violent threats at me and my other roommate, and the managers made it extremely hard to switch rooms until we filed two police reports. They also did not remove an unregistered animal from the room or make charges that are clearly outlined in the lease. Eventually and with enough protest, you can get what you need from Riverside.

Kayla, angel, and Ebony will do all they can to get you to sign the lease and tell you what ever you want to hear. Once you sign the lease they will try to force you to live at the apartment even if you dont pay the deposit. Then they will tell you to find someone else to pay them if you dont. That is there job not yours. I have not stayed at the apartment and only toured the place. They are money hungry vultures and will try to ruin your credit. I wished someone would have told me about the place.

They might be the cheapest but they make up for it through expensive monthly utility bills. The management is so crappy, they go through employees every few weeks. Therefore employees have no idea whats going on when you need information. Most apartments are overrun with roaches and bugs. They charge you cleaning fees before you move in but you'll still find used syringes in the couches, rat traps in the dishwasher, etc. DO NOT LIVE HERE

Quick to refer to lease and say oh well nothing you can do now. They have the wrong one this time bc I'm seeking an attorney, calling fair housing, and speaking to a senator of SC. You cant continue to screw people and think all is ok. DO NOT MOVE IN HERE will be a huge mistake. I went to speak with a general manager about a situation and as I sat down she responded by saying, " next time you have to make an appointment before speaking to me" which doesn't state anywhere on the website that an appointment had to be made in order to speak to her. I also emailed her hours before meeting her, basically telling her I was coming to talk to her. She continued to be rude to me and my roommate when we were speaking to her about an issue and she clearly came across as she didn't care.

Since I am currently awake at 1:30AM listening to my upstairs neighbors yet again, after leaving FOUR OR FIVE complaints about them, I will use the time to write a real review! Good: -Usually ample parking although the spots are very small -Grounds are upkept well, besides the tennis court -Two bathrooms with a big mirror -rooms decent size with nice closet -desk area -Close to campus -good overhead lighting with ceiling fans -affordable compared to similar options -small gym Bad: -Appliances are out of date, dishwasher old and stained, side of refrigerator is rusted and looks absolutely disgusting -carpets dirty and have paint on them -linoleum hardwood can never, ever become clean, no matter how long you try to clean them -TV is mounted on the wall completely off center with everything... looks like someone was either high or was not being paid enough... -WiFi unreliable at best Very bad: -roaches everywhere around the complex -terrible, pathetic, and seriously embarrassing job done on the crown molding. Riverside is the cheapest student-friendly apartment in the area by far, so expect to get what you pay for. Rooms are on the smaller side, but for $484/month this close to campus its not bad at all. Ive been here since August and have had no major problems. I see a lot of people complain about roaches, but after putting out some cheap traps wherever I saw one on move-in, I havent had a problem since. Maintenance is pretty quick to respond to calls as well. The floors are uneven and chipped, and the whole unit was covered in dust and paint splotches when we moved in. Appliances are out of date, but they do their jobs well enough. Doors and walls are thin and dont block much sound from the living room/outside, but its a relatively quiet community most of the time. Ive never had any issues with parking, but be sure to tell guests to park in the visitor spaces, because they tow on a regular basis here. I drive to class so I cant say much for the shuttle, but from what Ive heard other residents say, it is very cramped and often running behind schedule. All in all, theres better options out there, but if youre on a tight budget like me, its a good enough option in a safe area. You get what you pay for.

Yes its cheap but is not worth it. All the appliances are 10+ years old, our stove and dryer didnt work and my roommates carpet was ripped and stained upon move in... not to mention the popcorn kernels stuck in my carpet. Management is unreliable and will lie about getting things fixed. It took MONTHS to get our stove replaced and months to get a broken window fixed. My dad had to come up and speak with the management TWICE because they don't take college students seriously, when my dad threatened to call corporate and they realized he knew what he was talking about they rolled in a new stove the very next morning. They seem to always have an "unpaid invoice" as an excuse when things need to be taken care of. We had a broken window during the winter, it was cold outside and also snowing, and all their solution was to put a trash bag over it and left it for months. Management is very carefree and forgetful. Managers are "never in the office" and it is very hard to get in contact with them. The office staff is also not helpful. Please dont waste your money here you will regret it.

Beware! If you think there is even a remote possibility that you are going to have to transfer from USC, this place can end up costing you a LOT of money. Once you are locked in, you are stuck. My son notified them at least a month ahead that he was going to have to transfer after the fall semester. This meant his USC Scholarship money was not available to pay rent, and he urgently needed to find someone to take his spot in that ironclad lease. They put his name on a waiting list. He was #1 on that list, but he quickly found someone to replace him on his own, and everyone got the ball rolling to make the necessary transfers. No problem, right? The next thing we knew, they rejected the replacement student for some reason. The stinky part is that my son was BUMPED OFF THE LIST!! Why??? We don't know when he was put back on the list, but he somehow became #4! As it stands right now, he is #3, which means that someone has come in and taken the slot he had. If he was still #1 as he SHOULD be, this mess should have already been resolved as far as we are concerned. They have no financial incentive to follow that list, since everyone on it is STUCK paying rent for a place they can't inhabit! I don't know how we are going to pay them, since we were dependent on that scholarship money. I am not a fan of big government, but some sort of oversight is badly needed on these birds. I can think of no reason to trust anything they have to say. Beware!

I've had the opportunity to meet some awesome people, and the amenities are really convenient. Even with the office in a bit of a transitional state, the quality of service doesn't waver. Also, Miss L in maintenance is the best person ever.

Terrible complelety terrible. Worst apartment complex I have ever lived in. Yes its is cheap and close to campus but take my advice, River Side is not worth it. All the appliances are old, our stove and dryer didnt work and my carpet was all ripped up and stained. Management is terrible and will lie about when getting things fixed. It took months to get our stove changed and months to get a broken window fixed. It broke during the winter so it was cold outside and all they did was put a plastic bag over it and left it like that for months. They are very forgetful, I have been trying to get my carpet changed since I moved in back in August and it is now January and I still have ripped up carpet were you can pull it up and legit see the wood floor underneath. Managers are never in the office and it is very hard to get in contact with them and recieptions are no type of help. They just say oh theyll be in the next day when they wont be. If you are a student I advise you not to live here because they simply will not take you seriously. If you ever want something to get done youll have to get your parent to come in and sometimes that doesnt even work. Please dont waste your money here you will regret it. Trust me

The price is the main selling point of this complex and the staff is definitely willing to help you with any issues that may arise. I would recommend, especially if you are looking for affordable housing. The only thing I would suggest is for the shuttle to be bigger. The walls are kind of thin as well.

I have lived in some bad places before, but let me tell you Riverside is by far the WORST place I have stayed EVER. When I moved in the apartment was absolutely filthy; crumbs, dirt, and dust all over the floor, dry cheese from the previous tenants still stuck on the cooktop, and a huge broken TV in the living room from the previous tenants that Riverside decided they would never move. And it gets worse, there are cockroaches everywhere. We had pest control come and spray the apartment multiple times, but that just made things worse because all the roaches would come out of their hiding spots and crawl everywhere. Also the bathroom was absolutely filthy when I moved in, the floor of the tub was brown from the build up of who knows what and all the faucets and bottom of the toilets were rusting. Also, at some point during my stay, the AC unit malfunctioned and water started to pour out of a ceiling light (which is obviously SUPER safe) and after multiple inquires they fixed the AC unit, but they didn't change the drywall on the ceiling or walls where huge water stains had developed which had turned a nice hue of brown by the time I left. Also, management is the worst- I have too many stories to tell and not enough time, but I promise you they are terrible. I know it is cheap, but DO NOT live here under any circumstances!!!

The reason that students stay at these off campus housing with shuttle services is so we don't have to deal with parking on campus. And we are paying for the shuttle services, but a lot of times students can't even get on the bus. Charges you for the smallest of things. I have a really disgusting roommate and I wanted to transfer to another apartment unit. There is not a single line about additional charges for transferring in the contract I signed, but they like make you pay for that transferring fee. What for? So they can make more money?

The reason that students stay at these off campus housing with shuttle services is so we don't have to deal with parking on campus. And we are paying for the shuttle services, but a lot of times students can't even get on the bus. If they figure out how to fix that issue it would be good. They were good about fixing things in the apartment and rent is fairly reasonable.

IT IS SAFE: I don't know why everyone says it's not safe, there is an on campus police officer WHO LIVES THERE 24/7. Listen to the menu when you call the office number and the extension will patch you through to him. If not, go knock on his door. If it is a true emergency CALL THE POLICE. What is an apartment complex manager gonna help if something is stolen? Get insurance and call 911 like a normal person. Also, they don't scam you. They are college kids working there the same as us and sometimes they can get confused on what is offered or not offered, just be patient. I enjoy living here for the price it is. They are the cheapest student housing, so you get what you pay for. However, the amenities are great. Our service/maintenance requests are always serviced that same day. Since it is an outdoor walk up, you will be greeted by roaches occasionally, but only if you don't clean up regularly and choose to leave your door open. Just spray your entrance way to avoid that. Also, there are wasps occasionally as well. The internet can be slow at times, but works better for laptops than phones. The cable is great with HBO. The gym could be nicer. A lot of the machines buttons don't work, and there aren't a lot of weight lifting options. However, the apartment are spacious, and the furniture and appliances are updated. They honored our security deposit free application even after we switched apartments, which is nice. The stairways could be cleaner. The staff is very polite for all the BS they have to deal with from coddling and relentless parents/guarantors. I have never had a problem in the parking lot with my car or any of my friends/families cars. The pool is great and they have a lot of fun things in the gaming room. It is walking distance from the Bilo and Riverwalk. The shuttle breaks down sometimes, but they always accommodate with vans, and you can walk next door to Garnet River Walk/Red Tail and use theirs if your stealthy enough. I wish the trash situation was better, we have to walk through the parking lot and carry all of our trash to the dumpster which is annoying. The utilities cap is very helpful towards budgeting for paying rent. I always paid in advance, and everything was always fine. The counter tops are ugly, but that's something you can look past. My room mate and I are moving into a two bedroom, and she works for them now. Which is great because they are always open to new ideas. Looking forward to another year.

I was told that the lease/housing agreement was not going to be held against me, instead it would be to "hold my spot" and they filed it as I wanted to move in right away. When asked if it is a lease, they will tell you NO because they name is a "Housing agreement" and that is how they trick students to sign. The apartments are not cleaned prior to move in dates. There are roaches everywhere, in and out of the apartment. When maintenance is called, they do not care about fixing anything. My roommates car was key-ed and when she called, they did not care all they told her was for her to file a police report. My car was towed after having a decal on it and they refused to reimburse me. The workers will tell you something they heard and not taught or trained to say. Everyone in this does not know what they are doing. The staff all give different information and the manager talks to you like you are stupid. The rent is never going to be what they tell you, and if they say something about it. Just know that they do not have to pay rent for working there. I was told so by several workers prior to moving in. They charge you just to pay rent and to do anything else. The COPS that are supposed to help and aid and are living in the apartments are never helpful and when we pressed the "emergency button" it took 30 minutes for a cop to show up, makes me think the cars are just sitting there for giggles and to trick parents. They do not have proof of anything that is "broken/mistreated" prior to someone new moving in, therefore they WILL charge you for it. Every time it rains, it floods and the first floor always gets flooded and they do not care to reimburse or to help anyone. If you want something to be done right, or actually make sense. DO NOT LIVE HERE. THEY WILL TAKE ALL OF YOUR MONEY AND NOT CARE.

WARNING PARENTS: NOT SAFE!! My son has been a resident for 10 months. Two weeks ago, someone tried to steal his truck from the parking lot. It was a legitimate theft attempt...truck was moved to the end of the parking space, piece of a knife broken off in the ignition and door was left ajar, so the battery was dead. I called the office requesting to speak to security, got the run around and was told they had to have a police report to forward to security and management. So, he filed a report with Cayce Public Safety even though nothing was stolen from the truck and there was no permanent damage (it's a 1990 Nissan...not a new luxury vehicle). I took the report to the Riverside office and requested contact info for security. My husband is a police officer, so we were hoping to get some peace of mind by conferring with them regarding security measures. It was at that point that I was informed THEY DO NOT HAVE SECURITY! Their only form of surveillance/protection are two "courtesy officers" who live on property. What that means is they give these officers a break on their rent so their duty cars are visible when they are at the complex. These are full time officers, so you can guess how much they're actually there. Furthermore, management refused to give me contact info for these officers so that my husband could talk with them. Any off duty work my husband does is still as an officer and he can be contacted subsequently as such! So, these officers are not hired security! At this point, I requested that my son be released from the final two months of his lease as he is afraid to leave his truck in the parking lot while he sleeps (let alone his motorcycle) and I'm afraid for his personal safety. I don't want to think about what might have happened if he had walked out to his truck as the attempt to steal it was taking place! Needless to say, Riverside management has NO intention of releasing him from the $1000 worth of remaining rent and no intention of hiring security to protect their residents! We just want him out! Bottom line: $500 per month per bedroom, marketed to students, frequent break-ins and theft attempts...and NO SECURITY! Not even cameras in the lots or stairwells. AVOID AT ALL COST! You do not want your child living here!

People all of the sudden felt that passionate to go to Google and write five star reviews about them? Ridiculous. Riverside is awful. Roaches are everywhere. Appliances are so old and barely work. It was my first time completely on my own, and I had no idea if I was going to like it. Now, this will be my third year at the complex, and I absolutely love it here. It's a pretty quiet, safe, friendly environment, and I have no regrets in choosing this place as my home. My roommate and I have plenty of space for our things in the common areas and our own respective bedrooms. The overall foundation and quality of the apartment and its appliances does not disappoint at all. I'm very satisfied with my life here, and I may stay a fourth year as I continue my schooling.

Out of convenience and rental price comparison for off campus apartments, I decided to live at Riverside. I lived there for 3 years. My first place was broken into during Riverside renovation and the plasma television was stolen. I moved to another building which fortunately did not have a similar occurrence. During my living experience, their was bed bugs infestation in one of my roommates' room. Riverside also had my car towed due to not updating decal but never sent out a notification. The only notification was in a newsletter (via email without informing residents) in the bottom right- hand corner in "small font". Same situation occurred with one of my roommates that renewed his lease. I finally moved out 2013 to live elsewhere while working full time. I recently applied to live in another complex and found out that my application was denied due to "property damage charges" and 4 late fees. It's cheap and convenient, But the management sucks. They tried their best to charge the residents for any reason, damage on this damage on that balabala. Their managers' attitudes are impatient if you have more questions. Sometimes they just hang up resident's phone call directly. I've already returned my key and moved out but they still charge me bill. That's ridiculous.
