Thanks for asking about our rental unit at 1624 Lincoln Ave in Boone. This is a well-maintained side-by-side duplex unit. It was built in the late 70’s. There are two bedrooms, kitchen, living room and full bath on the ground floor. There is room in the kitchen for a table. There is a 3rd bedroom, a ¾ bath and a family room in the lower level. There is a small private deck off the front door and a small shared deck off the back door. There is no garage, but off street parking. The unit sits in a very nice residential neighborhood on the far west side of town. Highway 30 is nearby this property. The unit comes with a stove and refrigerator and a wall unit air conditioner. Rooms are average sized and all bedroom have closets.
Pet Policy: **No Pets**
We are asking first month’s rent, last month’s rent and a deposit equal to a month’s rents. In most cases, we may be willing to split the pre-paid last month over your first two months of residency. Typically our lease is for a 12 month term.
In this unit, the tenant pays gas, electric, trash and water. This is a large unit so you need to be budgeting about $220 per month. Alliant will waive a deposit if you are a current customer in good standing. Since this is a rental, the city will require a $150 deposit, no exceptions. We also require tenants to carry Renter’s insurance listing McRentals as an interested party. You can get this insurance from your auto insurance agent or our Allstate office would be glad to give you a quote. In most cases, a basic $10,000 policy with $100,000 of liability coverage will cost between $85-$100 per year.
This unit will be available for occupancy around the first of the month. In some cases, with the payment of the deposit, we will hold an empty unit for up to two weeks before we must start collecting rent. If you need a rental unit later than that, this one will not be available. I hope.
