I have lived at Clearwater Apartments for a year now and my experience has been a lot different than the reviews I am seeing. Prior to moving in, I read reviews that said people always take your assigned parking spot and management doesn't care and is not responsive to maintenance issues. After living here for a year I think I can honestly say that Commercial Northwest Property Management has always responded to every single maintenance request and any other issue I have had. I know they manage a lot of apartments, so I can only speak to my experience at Clearwater, but I have not experienced any issue that they didn't fix as soon as possible. My hot water heater had stopped working (I discovered when I went to shower one morning) and by noon of that day it was fixed. My heater started having issues last winter, and, again they came out immediately. I use the app or the customer portal to list any issue and they respond quickly. I assume that they have different maintenance people for different properties, so calling their office might not get a solution as quickly as the portal. I have had to call the emergency number after hours on a weekend (the heater again) and the maintenance man was there within an hour. As far as parking goes, I have had someone park in my assigned spot exactly one time, and he was a new resident who had just moved in. Management spoke with him and he figured out where he was supposed to park. The response times and resolution of issues has always been great. When I moved in my apartment was spotless. I did notice a couple of maintenance items that had not been completed prior to my moving in so I put in requests and they were all fixed the next day. Once those were taken care of the apartment has been great ever since. It is super convenient for exercise because it is on the greenbelt. I walk and bike more now than I ever have in my whole life. I love being able to bike downtown in about 10 minutes and not have to worry about traffic and parking. In the winter I can Uber downtown for less than $10. This summer there has been a lot of work done on the complex. The parking lot was redone and looks great and the balconies were worked on too. My heater and air conditioning was just replaced as well and I am really happy about that because the heater was having a lot of issues last winter. After owning a home for twenty years I was concerned that moving to an apartment would be a hard transition, especially because if something needed fixed, I would have to go through the management. I have been pleasantly surprised at how responsive they are and at how willing they are to work with me as a resident. I have really enjoyed living here at the Clearwater and will continue to do so.

Completely unprofessional and disorganized. We had an appointment to look at an apartment and when we arrived they weren't there so I called and talked to a woman who was very rude and said she'd take my number to call back but never did. They never showed up, after we waited 40 min past what our appointment was scheduled, and then didn't reach out to us until the next day. Because we are in a tight spot and need to find somewhere we agreed to make another appointment to see it, when we showed up they AGAIN were not there and didn't bother to call or answer our call. Extremely unprofessional and will never lease from them/will continue to warn others.

This apartment complex is a scam. They changed managers THREE times. Don't expect to park in a covered spot as the spaces are not even the size of a compact car. Parking with your neighbor's car in the covered spot is impossible. They do not enforce their dog policies so expect to have neighbor's who have their dogs off leash and jump into your car or on you. Also expect to step on their poop because their owners will not pick up after them. We only stayed for 8 months and when we left the company said we had to pay for the carpet replacement because that is what they always do when someone leaves the apartment. They rip off the carpet to make sure there are no stains. If it was policy we should have had the carpet ripped off when we got there but they did not do that. So they were blaming all the spots under it on us when we had LARGE rugs so there is no way we made the stains. And when we told them we would have an attorney involved they said it smelled of urine and that's why they ripped it off. So it went from policy to it being a personal thing of smelling like urine. We had pets but they haven't made any incidents in the apartment complex. Even our attorney said they are ripping people off by doing this. SO if you are moving into this complex since it is policy... Ask them to pull up the carpet before you move in and document if there are any stains so that when they do it when you leave they can't charge you for a carpet replacement because those stains were there before. THE WORST APARTMENT COMPLEX. DO NOT HAVE YOUR STUDENTS OR ANYONE LIVE HERE.

I just finished my ninth month here. My job situation is such that I might be moving with as little as one month notice, or less. My original lease was for nine months. However, the office manager was able to switch me to a month-to-month lease, even though I'll likely be moving out in May or June, which is their busiest month for leases ending. Unlike the other review I read, I have almost never had any problems with noise. Literally once or twice I was able to hear my downstairs neighbor's music, but it was not ridiculous nor at a super late hour. The complex is kept clean, the assigned parking spots are covered and I have never had someone park in my spot. Never had any maintenance problems either. Every now and then the shower is not as hot as I would like, but that's never a problem on weekday mornings when I'm getting ready for work. The apartments are located right next to the Boise River and Greenbelt, perfect for going for a run or bike ride. Also within short walking distance to a bus stop, Hollywood Video, and The Ram. I would strongly recommend this apartment complex, unless you need a pool/fitness center/clubhouse, which this doesn't have. I go to Gold's Gym and love it! Finally, I have a 1 bedroom which is big for me - lots of closet space and a very large main living area. There is no separate dining area, but I don't have a table yet so no biggie. Oh, and also! I lost my keys once, the on-call guy was able to help me out pretty quickly and gave me a new copy of my key (as opposed to just unlocking my door) for no charge. He also checked my ID to make sure I was me.
