HOA APPLICATION & APPROVAL REQUIRED
All prospective tenants must be approved by the Condominium Association prior to occupancy. Applicants will be required to visit the Association office, provide the required documentation, pay the applicable HOA background-check fee, and complete the Association’s background screening process.
The Association also requires the following prior to occupancy:
‣ Mandatory interior pest treatment with proof provided by the Management Company or property owner.
‣ Association background check and approval prior to the lease/occupancy.
‣ A copy of the executed lease agreement and any future renewal leases must be provided to the HOA.
‣ A copy of the unit key must be kept on file with the HOA for emergency use only.
‣ Occupancy is not permitted until all required HOA approvals and documentation have been completed.
Residency Requirements & Move-In Costs
‣ Everyone 18 years or older who will reside in the home must complete an application.
‣ Application fee: $75 per applicant
‣ HOA application/background-check fees are additional.
‣ 600+ credit score
‣ Security deposit equal to one month’s rent with a 600+ credit score. Scores below 600 will result in a higher deposit.
‣ Gross household income must be at least 2.5 times the monthly rent
‣ No outstanding rental debt
‣ No outstanding utility debt
‣ No prior evictions within the last 7 years
‣ All applicants are subject to a criminal background screening and must meet our established resident selection criteria.
‣ First month’s rent, $150 one-time Administration Fee, and applicable pet fees are due prior to move-in.
