University Edge Waco has been great for me! I love how close I am to Baylor, its only about 5 minute walk to the BSB. The apartments are super spacious, especially the bedrooms and closets. The bathrooms have a bunch of storage cabinets which I really appreciate. The property is smaller than those I've lived at previously, which is nice because it stays pretty quiet.
Thankful for the new manager Jordan. He has been very helpful.

University Edge is a great place to live. The staff is very helpful and friendly and have went out of their way to meet our needs. The location is great and a short distance from anything you could want. The grounds are well kept, maintenance is done regularly. I live with my 2 children so I love the fact that each unit has an alarm system, also there is a Courtesy Officer on site so we feel safe. Overall I would recommend University Edge to anyone seeking a nice place to live close to Baylor Campus.

This place is an absolutely terrible place to rent. My roommate and I were impatient and rented way to soon. We were told that people rarely go over the "cap" that they set on bills and we go over every month, and we keep the air on 75 throughout the day and 72 at night. We also put a work order in for bugs and called multiple times about it and it was never taken care of. Bugs, especially ants and cockroaches, are all over the apartment. They also charged me late fees without my notice, which luckily for them is in the contract. I paid my rent ON TIME, got a receipt saying I owed $0, it was returned to me and they charged me $35 for return fee and then $5 a day till I realized that they returned it to me. If I wouldn't have checked my account sooner it would have racked up to about $200. This place also has two trashy pools, no workout facility, no computer room, etc. I would never recommend this place to anyone and if I could get out of my contract I would ASAP. BTW all these good reviews this place has is because they are employees so take that into consideration too.

I have absolutely loved living here and have already renewed my lease! The place is great, very pretty, spacious, and secure. The staff is amazing, I got great deals on my place, they worked with me to meet every single one of my needs when I signed my lease, and they still try to work with you to make you happy, even after you've signed the lease! Incredible company, incredible looking apartments, and incredible service. Would recommend living here to anyone!

I have only given University Edge Waco 1 star because the option for no stars was not available! University Edge Waco, 2001 S 5th St, Waco, TX 76706 was the worst place i have ever rented. The staff treats tenants poorly, infested with bed bugs and spiders. I would not recommend anyone to rent at University Edge Waco.
Wonderful grounds, quick and safe walk to class, lots of fun events and great staff!
