I believe Campus Park engages in bad business practices. After 2 years of being a paying tenant, with no issues or complaints, they still ended up treating me poorly and unfairly. During my move out I confirmed multiple times that there would be no extra charges or fees assessed after walking through my apartment. They said that I had paid everything and that I was set to go.
Let me say before the rest, that there are things I enjoyed about Campus Park; Great pool area, good basketball court, a friendly student-run staff, and an effort to involve the community. However, there are fundamental flaws in which they run their business.
Me and my roommates hired cleaners for both the carpet and the rooms and used the carpet cleaning service the complex uses to ensure best practices while cleaning. We provided receipts for both showing the apartment had been clean and left the apartment better than we found it.
A month after moving out a couple of my roommates received notices of charges that would be applied to the their bill, things like damages and what not. I did not receive one of these notices. Being curious, I contacted Campus Park and I was told I would be sent notice of such charges so I could respond.
6 months go by without receiving a thing, and finally a letter shows up from a collection agency. Lo and behold, its a letter stating I owe $214.12 to Campus Park. I tried a few times to reach the management office with no luck, they say they can't discuss the debt. I'm in the process now of dealing with the debt collection agency and receiving an itemized bill.
What Campus Park is doing is akin to running a racket. They wait until you move out to assess fees, play dumb when they say notices never arrived, and then send it to a collection agency to pester you into paying. As far as I'm concerned, it's completely and utterly unfair to college students. I understand you have to protect your apartment complex, but don't do it at the expense of paying, respectable tenants. It is possibly the least transparent business model I have ever seen.
If I were you, and were looking for a place to move in, I would steer clear of Campus Park. If you're convinced you'll move in even after reading this review, I would strongly encourage you to document EVERY SINGLE conversation you have with Campus Park and try to get them to guarantee you things they "promise".
After paying on time and in full for 2 years, I am now in a position where I have to deal with the headache of the collection agency and unable to speak to Campus Park.
If you are a prospective parent looking at potential places to move your child into and become a co-signer, please be aware of what I've written. And to prospective students, I guarantee you not much is worse after leaving college, getting a real job, and then being hounded by collection agencies.
Once again, steer clear.
