DO NOT RENT FROM THIS PLACE! STAY FAR AWAY! I had this apartment for only a month and already frustrated with the staff and maintenance personnel. Ive called over 5 times for the same reason which NEVER got fixed. The AC in my room. I do not know about anyone else, but I like to sleep in a cool room. The AC blows throughout the living room and kitchen, but when it comes to my room, it feels like Im sleeping outside in the heat! I couldnt take waking up SWEATING anymore, that I had to buy a purifier/AC for the humidity in MY ROOM. The last time I called about this, all the maintenance guy/female do was TURN ON MY FAN IN MY ROOM AND TURNED OFF THE LIGHT. What a brilliant idea! That made a huge difference! I chose this place because of the location and gave the reviews the benefit of a doubt, thinking things can change. Never doing that again. READ THE REVIEWS FROM THE PEOPLE THAT LIVE HERE.

I personally love this apartment a lot. Its a really nice place. Safe and convenience. The apartment I live is on jake street. Cvs and Publix just 3 mins walk and theres lots restaurants around. Its like a small town, with everything you need. The leasing office do have some problem like they didnt answer the call sometimes. But that depend on the time you call. During lunch they normally dont answer. I would say the price is high but it definitely worth sth. I have been here for 2 years and all the claim I submitted, they fixed it in 48 hrs. If its not weekend, they will do it in 24. I really love this place and my apartment. If I ever come back to Orlando, this will be the only place that I would love to stay.

I like my apartment and the area. Unfortunately if you need anything from the office you can not get a call back or an email. I have had two leaks in my apartment from the apartment upstairs from me. I called the emergency number both times because the water was coming out of the electrical outlet and out of the ceiling light. The maintenance person came about an hour or so after I finally was able to get in touch with the after hours number. He looked at the leak and left. He never came back the following day to patch the soggy walls and ceiling, and no one even called to tell me if the leak was fixed. I have mold on the wall and ceiling and its been almost a month. I called several times and the few times someone answered the phone I had to leave a message. I hope it doesn't take an electrical fire or a state mold test that will be done to catch their attention.

I saw a unit that I liked and was perfect for me and my family, I began to fill out the online application on site the system crashed and the leasing agent handed me a paper application to take home and bring later in the day, 10 minutes after leaving the office the leasing agent called and said that someone had just done the app online and was approved for the same unit we had just looked at 10 minutes prior and were not able to complete the application because the system was down, something very fishy and suspicious I think they were just trying to get our $420 application fee. Very disappointed.

I am so disappointed. In my floor there was trash for everywhere when I was going to Publix at 11 a.m.. now its almost 4 p.m. the situation is the same. I went myself in the leasing office and a woman said that today is Sunday so I have to wait. I asked when they will come to clean and she said that she doesnt know. if neighbors do not follow the rules, fines need to be enforced, but situations like this do not go all day without solution. the 24 hour staff has to be able to solve things like that. It's disgusting. That is not the first time that happen.

I was going to withhold this review until after I left, but given how the landlord treats all the tenants on this property, I feel writing this wont make it worse than it already is. Do not, I repeat, DO NOT, even consider these apartments in your search. I have been living on this property for nearly four years, so while this story may be long, if you are serious about your search for the perfect apartment, you should continue to read on. When I first moved here this property was owned by Post Properties. During that time I had absolutely zero issues with how this facility was run. The trash was picked up on time, hallways were pressure washed and cleaned regularly, maintenance responded to requests the very next day. Heck, they even changed light bulbs when you requested! Those were the good old days. Then, sometime in late 2016, a new company called MAA acquired Post Properties, which brought all the ownership of all Post properties countrywide under MAA. There were some growing pains at first, including lack of response to maintenance requests. After calling online and not getting my issues fixed within a few days, I would have to call the leasing office to get something done. But in the fall of 2017 everything took a nosedive. The first sign was in my lease renewal agreement, where they notified me they were charging each tenant $5 for pest control, which was something that use to be included in the rent. This was probably a result of the amount of calls they were getting for cockroaches, as I know during the summer of 2017 I called at least twice to get cockroaches taken care of in my second floor apartment. $5 a month, fine, no big deal as long as the cockroach problem is solved. Except in the fine print, youll notice that you have to specifically request pest control. Even though you may not request pest control or forget to request pest control, youre still going to be hit with a $5 fee each month. Then came the trash. The property moved to a valet trash service sometime in the summer of 2017. With this came a $10 increase to the trash fee, up from $10 to a total of $20 per month. Not a service I use, because I live in a building right next to the dumpster, but its nice if youre on the other side of the property. What WASNT nice about this new valet trash service was the overflowing dumpster that would result seemingly bi-weekly (definition, twice a week). If you have time, take a look at the attached photos. These photos are from mid-November 2017 all the way through March 2018. After myself and other tenants physically showed up to the leasing office to complain, and after I served a notice in accordance with Florida Statutes that I was going to break my lease without penalty, the trash issue was sort of fixed in early April 2018. Trash will still pile up on the weekends, but not so much on the weekdays anymore. It was unsightly, smelly, and disgusting. However, if youre an animal lover, you might have appreciated the increased sightings of squirrels, raccoons, possums, and the one large rat I saw. These are animals that I love sharing a poorly lit parking lot late at night with.

Now, the fitness center looks nice in pictures, but after speaking with the leasing office multiple times to complain about lack of working machines, Im told its not included in your rent and provided for free and you shouldnt expect working equipment. Take a closer look if youve gotten this far in the review and still want to take a tour: the cable machine has frayed and broken parts, one of the benches in the gym is missing a pin that locks the back in place, all the treadmills, ellipticals, and stationary bikes have TVs that either cant be turned on, dont have volume, or for the majority of them, both! These issues have persisted for literally a full year without resolution...I would know, Ive written the leasing office on them multiple times, spoken with them multiple times, and complained multiple times to leasing office employees who happened to be giving tours while I was working out. Still with me? Okay, next up is maintenance and response time to maintenance requests. I submitted a request eight (8) months ago for faulty light switches in my apartment. These are switches that no longer work and have to be jiggled into a certain position to get the lights to turn off. It was funny, because about a week after I submitted that request, I received an automated email asking me how the maintenance crew did fixing my issue. That was eight months ago, and guess who still hasnt shown up to fix my light switches? I figure for my last 4-5 months Ill just deal with them rather than get my hopes up submitting another request...a man like me can only have his heart broken so many times. The same goes for any other maintenance request you have: lights, switches, pest control, dripping faucet, etc...submit the request, and odds are youll be on the phone with the leasing office a week later asking when theyre going to show up. Oh, and dont bother asking maintenance or the leasing office when theyre going to power wash the disgusting hallways...Ive been on them for that since last summer and theres still stuff on the walls, dirty old fluid stains on the floors, and my personal favorite for me and my dogs paws: broken glass. Check the pictures, Ive documented all of this. They told me in September they were negotiating a contract to have someone clean them...theyre probably trying to get LeBron to come from Cleveland to do it. So let me check my notes: pests, trash, barely operational fitness center, unresponsive maintenance...only things I have left are cars getting their windows smashed in and broken bottles in the parking lot, but those probably are issues youre okay with. Oh! I will add that everyone in the leasing office is a real pleasure to work with, especially if you enjoy being ignored, belittled, and treated like youre on an episode of the Truman show where everyone acts nice to your face but doesnt give a damn about you once you walk away. So to the prospective tenant, enjoy your search. As of the writing of this review I have about 150 days left on my prison senten...I mean, lease, and I am so anxious and willing to move down the street to a different apartment complex that rhymes with Haldwin Barbor. While that place may be a little more expensive, I personally think its worth paying more to avoid these issues. Enjoy the pictures!!!!

When it comes to maintanence they suck.. they take for ever to respond. And now there are rapist and bomb threats in the area. Im sorry but i dont pay 1500$ a month to feel unsafe. Cant wait to move out of this place to a better, safer community.

I'm surprised by all the maintenance complaints, every time we have needed something someone has come within 24-48 hours depending on urgency. We even had someone come after hours to take care of our AC. We have had roaches maybe twice since living here for a year, both times we got on the schedule to treat inside our apartment and the roach problem quickly went away. It has probably been 6 months since I've last seen one, but also this is Florida its known for bugs. Love living here!

The neighborhood is amazing, which is definitely what you're paying for because there is nothing special about the apartments themselves. The walls are pretty thin, like I literally get woken up by the cars stopping at the stop sign out front and I can feel the vibrations through the floor every time my next door neighbor moves (I can only imagine what its like for people who have upstairs neighbors). On top of that, the customer service from the leasing office is really lacking. I have called them four (4) times due to a neighbor leaving his dog's poop outside the front door. Their response each time? " I'll get on that and try contacting the tenant right now". It's a joke, because either no one there actually does their job or all they do is call the guy and tell him to stop without actually following through with any effective measures. 80+ degree weather and dog poop is a horrible combination that no one paying that over priced rent should ever have to deal with. Baldwin Park is a great area but I would highly recommend looking into one of the other apartment complexes in the area.

I've had maintenance issues since my first day of move in. To pay what I pay and to experience the amount of issues for a complex that is supposed to be "upscale" is a joke. I have bug problems more frequently than I've ever had living in Orlando. I do live by myself but it feels as if I live in a town house. Walls are somewhat thin and there's absolutely no storage, rooms are a tight fit with a queen bed and full sized dresser and the closet is pathetic. Definitely not worth the money. Both my neighbor and I are breaking our leases early and getting out of here. You're honestly paying for the area, and the look of the apartment, nothing else is worth it.

This was our experience with this company:. We rented a tri-level apartment for 2 years and never missed a payment. We were moving out of state and needed to sign a month to month lease for 1 extra month. They increased our rent for that one extra month by $1400 (in addition to our already increasing rent prices). Additionally, the appliances were in very poor condition. As if that werent enough, after moving out, there was a balance of $100.38 that was sent to me. I called them and was told that that was the balance that was owed to us for the pro-rated water and that we would be getting a check. Instead, I was just notified from a collections agency that we owed the $100.38 and instead of notifying us for the balance they sent it straight to collections- after I had been told that we were owed this amount, not the other way around. Baldwin park is a beautiful area to live in but I would never recommend this company to anyone.

My fiance and I have lived in Post Lake for since August 2016. I have never lived in an apartment that is so completely miserable. We have had a series maintenance issues since we moved in 9 months ago. There is a large hole in the gutter above our unit and a metal overhang outside our window. Every single day, water bangs on the overhang and makes an unbearably loud noise. Of course it is worse when it rains, but it happens even on perfectly clear days due to the fact that we live in Orlando and there is always condensation from humidity. It is so loud and echos in the walkway in front of our unit. It makes our second bedroom (which is right next to the overhang) virtually unusable. You can hear the noise throughout our entire unit. We put in a request to have this fixed shortly after we moved in. We were told "we cannot guarantee the completion of non-routine items such as Roofing/Sheeting repairs." We were then told that they would replace the gutter, but that never happened. They patched it for a short period of time, but that did not sustain. Nine months later, we are still dealing with this issue. They have offered little to no support for this issue or willingness to fix it despite how unpleasant it is for us. In addition to the gutter issue, our unit has been infested with bugs which appear to be small roaches. They are disgusting and we have had the exterminator come multiple times but are still killing bugs daily. There is also always something little going on, a stove burner and the ice maker not working, the a/c going out, the shower doors not sealing. Normally these wouldn't be major issues and are to be expected in a large apartment complex. However, given everything else, these little things just make me extremely irritated. We had planned on staying here for two years, prior to buying our first place. We are now forced to have to either put up with this discomfort for another year or deal with moving again for just one year. Neither is ideal and for the amount we pay to live here, our living arrangements should be ideal. Post Lake needs to do something to make this right.

It was actually all the apartments had those problems. Also, my bike was stolen and it was locked up. I had to get a new bike and leave it in the apartment so it wouldn't happen again. I hate how they down have any elevators in the complex. It was hard carrying heavy items up and down the stairs. Our apartment didn't have a balcony to sit out on either. I'm never coming back to this place. It's disgusting and not safe!

This is a wonderful apartment community and the staff from the leasing office to maintenance is very attentive to the residents needs. They made my move in process seamless and take care of any maintenance concerns very quickly. When I moved in there where a few minor things that needed addressed and Post went above and beyond to make sure everything was repaired. The dishwasher was making some really loud noises and freezer was leaking water inside. Within a few days I had a brand new dishwasher and fridge. I thought the tile looked a little rough when I moved in and they sent a tile company to do a professional scrub of the tile and grout the very next morning. The leasing office is so nice and extremely helpful and made sure I had all the information needed to select the right apartment and transfer everything to my new place. The apartments and property are beautiful and the neighborhood is very charming.

I moved around for my job several times and lived in three different Post apartments. If you are new to the area the Post properties tend to be in safe well-kept neighborhoods with a lot of accessibility to shopping/restaurants. Plus the people in the leasing office are always friendly and organized. Post Baldwin I thought had the best location with a lot to do within walking distance and still close enough to downtown. Their apartments also had the most up to date features with the high ceilings, countertops, cherry cabinets, carpets, etc. and that was without any upgrades! Also the best attribute of living on the 3rd floor apartment was having the elevator in my building :)

I lived at Post Lake Baldwin Park for a year and absolutely loved it! Everyone I talked to in the office was so helpful and friendly from day one (especially my leasing agent Courtney). They really made me feel welcome and while living there they were always quick to respond to any questions/concerns. I lived in a newer unit and think I only had a minor maintenance issue once and it was quickly resolved. Baldwin Park is also a fantastic neighborhood to live in and a great location- close to downtown and Winter Park. I highly recommend renting from Post!

Not sure if their deal is to post rental prices online that are cheaper than they actually are to sucker people into calling their "call center" where I had to speak to 2 different people who had accents so strong that I could barely understand them, only to be told that "the website prices probably haven't been updated and are not correct" So the unit I was interested in renting was about $400 more a month than reflected online. No idea where the breakdown in accurate information started but you guys just lost a potential renter. I'll go literally anywhere else in Baldwin. Horrible customer service, so unprofessional.

Great area but the management is inflexible and the apartments are subpar for the price. There are tons of COCKROACHES in the apartments. The building and appliances are aging, everything breaks and takes the management a longer than expected to fix the issues. The management also fails to communicate important dates and inspections and fails to notify you properly. I would highly recommend going to a different management company and passing on this one, not worth the headache. The contract terms are also unethical.

So fed up with Post, and can't wait to tell them we are not renewing our lease. I agree with the previous review, they also tried to raise our rent nearly 100$ even though other apartments in our building were being leased for several hundred dollars less than ours. Unlike the previous review, we decided to stay and we have had problem after problem. They never updated our key fobs, so we did not have pool access for 4 months. (Finally was fixed by the Baldwin Park HOA because phone call after phone call to Post was met with incompetence and rudeness). We have dealt with beeping noises from the FACP building outside our bedroom window that went off all day long for months and woke us up during the night (emails, phone calls, maintenance requests were again useless). But the WORST part is the bugs. We have had pest control at our apartment almost weekly since we resigned our lease and nothing fixes the problem. We clean and sanitize the kitchen several times a day yet they seem to live in the dishwasher. I have never had problems like this at any other place I have rented. I've rented from other Post Properties and not had issues and the staff was friendly and helpful. The only good thing about Post Lake is that it is in Baldwin Park which is beautiful, but you can live at any other apartment complex with the same floor plans for much less!!

I Lived in Post Lake at Baldwin Park for an entire year. I wanted to stay for the 2nd year but Post Lake at Baldwin Park raised our rent up nearly a hundred dollars even though they were offering the same specials on my apartment for 200 dollars less than my agreement! We decided we were going to move out and told them via email. Apparently email wasnt good enough notice from them (claimed it had to be handwritten) even though NO ONE from the front office told us they didnt accept it until it was about a month out from our move out date (needed 60 days). They told us we would be responsible for our rent 3 WEEKS past our lease agreement. We were friendly and tried to work tirelessly with the front office to figure out a solution and they told us they could not help us. We decided to move out 3 weeks PRIOR to the end of the lease as a FAVOR to help them expedite the leasing process as a courtesy to post lake. So even though we didnt essentially live at the apartment for 6 weeks we paid in full our entire lease and didnt even live in the apartment for that time. Yet they still billed us 3 weeks after our agreed lease date. DO NOT use Post Lake at Baldwin Park. They are unwilling to work with you and come year 2 try to up your rent substantially. STAY WAY. Use one of the other apartment companies in the baldwin park area (enders place or village).

Pros & Cons - I've lived here for about a year and overall, I like my apartment. I can walk to Publix across the street, can walk to sports bar and a restaurant here and there. It's even great to take a jog around the lake at Lake Baldwin. All good things except a restaurant/local shop closes in Baldwin Park each day...my options are growing limited. Post Properties - It's extremely overpriced for what it is. You're looking at $2K for a 2 bedroom, no storage, limited closet space, no covered parking and you share a parking lot with an office building. The management team is overly proud of their apartments and generally aren't friendly. In 9 months of living here, my neighbor had his factory Infiniti wheels stolen from his car in the middle of the night (all 4 wheels), another vehicle was stolen from a different Post parking lot, someone was robbed on the jogging path and just last week a resident shot at an Orlando police officer for ticketing him for a moving violation in Baldwin Park. I spoke with Post about the issues above and their response was "this is a Baldwin Park issue, not a Post Property issue". Unfortunately, I don't have a relationship with Baldwin Park since I don't own property here so my relationship is with Post Properties. I've given notice to move in a couple of months - I realize crime happens (apparently a lot in Orlando), I just prefer not to pay $2K each month worried that my property will be stolen or I'm going to be shot. If I could reduce my rent, perhaps I can increase my life insurance policy...
