This condo is under the Woodland Condo Association. They require a separate application turned in. When you arrive at the showings please have your ID, Social Security Card, and proof of income (last 2 months).
Woodland HOA income requirements - For all 3 bedrooms you must have a minimum of $2500 net monthly income and any 4 bedroom you must have make at least $2700 net monthly income.

Your application will only be valid for this unit. Your application cannot be switched to any other units that Smart Asset Realty manages. You will also be required to fill out the Woodland Condo’s Application. By filling out this application you give Smart Asset Management permission to turn in a copy of your ID, a copy of your Social Security Card, Pay stubs/ income verification and a copy of your Credit Report in an effort to place you at the applied to unit.

Use this link to print off the HOA application prior to the showing and fill it out before arriving to speed up this process. All Smart Asset Applications will be refunded upon the first month of renting the unit. Residents need to obtain a parking pass from the Condo Association at 8951 N 95th St

Rental Qualifications:
• No open or ongoing judgements for money, bankruptcies, or evictions
• No evictions filed in the last 2 years – regardless of outcome
• Combined net monthly income (take home pay) of 2.5 times the monthly rent
• Minimum credit score of 500
• Applicant may be denied rental after consideration of the nature and severity of the crime, Applicant age at the time of the conduct, and the amount of time that has passed since the criminal conduct occurred. Other factors may be considered on a case-by-case basis. Applicant shall provide any mitigating information or documentation that he or she would like Landlord to consider regarding any convictions at the time of application.
• ALL TENANTS MUST SEE THE UNIT IN PERSON. THERE WILL BE NO VIRTUAL SHOWINGS.

Move in Requirement:

All tenants must pay the entirety of the 1st full month’s rent and the security deposit with certified funds ONLY upon moving in.
Tenants must provide valid I.D. and verify last 4 digits of social security number
