Apartment prices can be an issue for Pepperdine students on a budget; Malibu has some of the most expensive housing costs in Southern California. Pepperdine students usually end up living in two areas, the Valley (short for the San Fernando Valley) or the Westside (of Los Angeles). The Valley’s most popular neighborhoods for students are Calabasas, Thousand Oaks, Woodland Hills, or Agoura Hills, and Westside’s neighborhoods are Venice, Santa Monica, Century City, and Brentwood. Westside is generally much more expensive than the Valley, but has more desirable neighborhoods. Where you live depends entirely on how much you want to pay to live in Los Angeles, and the quality of life that you need. It’s amazing and surprising how two different areas of Los Angeles can be so close yet so different climate-wise. If students live in areas like Glendale, Burbank, Calabasas, or elsewhere in the San Fernando Valley, the summers are stiflingly hot, dry, and almost desert-like. But if students live in Malibu, Santa Monica, Venice, or elsewhere in LA’s Westside, the climate is Mediterranean and much cooler. This may not be important for students who will only be here from the fall through the spring, but for year-round residents--take note.

Malibu Rent Prices More Affordable Than Major Cities

Rent growth in Malibu over the past year has been on the rise. When compared to major cities nearby, along with some of the most expensive cities in the country, Malibu average rent prices appear to be relatively affordable for local residents.

The price for a Malibu one-bedroom apartment remains vastly more affordable than four of the largest cities in the United States — New York City, Washington, D.C. San Francisco and Los Angeles. And pricing compares quite similarly to nearby Midwest cities.
