I lived here for one year and I wish I could give them something less than a zero. I had problems with their plumbing in the bathroom coupled with the noise that they refused to address. Then when I move out , they refuse to give me back my deposit claiming that my carpet was damaged because it had dog urine which is totally untrue because I do not have a dog and I have never had anyone come to my apartment with a dog. When I moved out my apartment carpet was in perfect condition. Shame on you guys! keep away from them. They are terrible !

Lived here for two leases now and it use to a very quiet place. The office manager s rude, cuts you off, does not listen or or try to help. Instead he cuts you off, interrupts you, loses work orders, etc. I live in a apartment that is close to road side and a high way. My apartment has always been very quiet. Until recently when the office man signed on 4 college aged boys. Who cuss loudly at night, break glass bottles into the parking lot, use a grill to cook on while it is resting up on their glass sliding door (fire hazord.) I have complained to the guy in the office who does nothing. Do not move here the new office staff have leases these apartments out to not good neighbors the office loses work orders the blames you. Overall the new office staff have let this place go down hill very quickly.

I asked a neighbor to call the office and ask about the very strong paint smell coming from our apartment building. The office was not helpful.

2nd lease and this use to be a very quiet and nice place new manager in office let a bunch of racist rednecks move in. Who burn trash and place their outdoor grill under neath their deck. Or directly leaning up against the side of their glass porch door. Whoever rents the unit closer to dumpster at the last entrance before 751- youre a group of disgusting college or teen age boys. Youre rude to live next to, youre racist. Youre loud, you create fire hazards with the grill leaning on your glass door to deck. Or inside the covered deck. You toss glass bottles into the Parking lot. FRUCHK THE OFFICE staff for allowing such behavior. New management stinks office manager does nothing when I have complained. The office staff is a joke. And the new tenets they allow to rent here are from redneck city. I have never had issue with sound in this unit and Im road side. Except when these young inconsiderate teens moved in under.

I initially chose The Forest because when I was living in my previous apartment it was terrible. Thinking that if I would move from that area to this area it would make things seem at least a little better. The only positive things I can say about The Forest is that neighbors are pretty nice (only in the building I stayed in (2400)), I never had any problems with break-ins or anything along those lines, and some office staff are nice.
The NEGATIVES! Where should I start? All of the following were my issues: Toilet leaked 24/7, bath tub cracked within first 2 weeks of move-in (note the fact I am a petite female) and because of this 24/7 leak it traveled into my bedroom and created build-up under the carpets (that they NEVER REPLACED) and also leaked into my next door neighbors unit, fridge so big for no reason that I could not open the back door freely (again I am petite and could not even fit through), dishwasher and garbage disposal was completely useless (basically broken), certain sockets never worked, and doors are so old that they just fall off of hinges. I WOULD CALL THE OFFICE CONSECUTIVELY, and they did not fix any problems until I talked to the manager. TOOK THEM AT LEAST 4 MONTHS TO FIX ANYTHING. 75% of maintenance crew never did their jobs. Always riding around doing nothing instead of fixing the issues. Always trash everywhere! I remember my water bill came up to $400+ because the office/maintenance staff not looking into my issues. I refused to pay something that I did not cause to happen.
I am not the type of person to ever leave any negative review, but to be honest I was and still am fed up with this complex. I moved out back in April. I remember that my security deposit was $350+, I called and called just to receive an e-mail saying that they "so called" mailed a letter telling me why I "owe" them $67. I understand that I had an accident with the carpet that was not even that big of a space, but for it to cost me that much is ridiculous! I have had carpet fixed before and NEVER that high! When I moved in the carpet was already old, but they act like they always change out and put down fresh new carpet! Then on top of that they want to claim that I paid my last rent late, no I did not! I paid it on time like always! With all of the issues I have had with this place for 2 years straight, they should have reduced my rent or something! Crazy!
Last but not least...please reconsider moving here or staying here as a resident and just find someplace else! I hope that anyone who read this post will understand where I am coming from and does not have to face this! Do not be scammed by them. I'd rather pay the $1,000+ rent that I do now and enjoy all new amenities and etc., then to deal with this mess!

I have had a less than positive experience living at the Forest Apts. In less than a year there have been 3 different owners/management entities which is an indication of the lack of continuity that exists here. The biggest problem you can expect to experience is to be disturbed by your neighbors. Even the most benign of noises can be heard not to mention the instances of actual excessive noise on the part of your neighbors. This is a problem not just because of the existence of rude and intentionally disturbing neighbors, though some may be, the real issue is the lack of adequate sound proofing of the property in general. As a result there exists an unacceptable amount of "air transfer noise." For example, I should not be able to hear my neighbor above me pass gas or merely walk across the floor, the carpeted floor at that, all while having a normal level of background noise going on in my own apartment. The turnover extends to the staff as well within the new regimes of management, seemingly the most kind and courteous are the first to go. I have said goodbye to at least 8 staffers do date and I have only lived here for about for 8 months. Another concern are the "renovations" which are their explanation behind there recent price hikes unfortunately it's the quality of said "renovations" that are cause for concern. They are shoddy at best and definitely not worth the increases in rent. The grounds and the exterior of the apartments, in particular are crying out for some attention. The staff can be combative when you attempt to make any sort of complaints or if you challenge anything you may be displeased with.

I was robbed in my apartment at gunpoint, and after moving, the apartment manager sent me a bill for the remaining 6 months of the lease. There is no gate/security here. Anyone can walk up to any door of the apartment complex at any time. The complex is near Duke Forest and is therefore not visible from any main road. There is a camera in the parking lot, but it does not work. After being robbed, I moved because the men who held a gun to my head told me they would return. Because there is no security to prevent their return, I had to move. The manager(s) of the complex told me they could do nothing and that they would try to lease my apartment so I would not have to pay. I came back two weeks later for my mail, and they still had not even tried to show the apartment. Do not rent here. The employees are awful at customer service.
My apartment constantly smelled like cigarette smoke. This is NOT a non-smoking complex. My downstairs neighbor frequently smoked cigarettes, and I could smell smoke in my apartment constantly. Guests complained about the smell because it was so strong that it smelled as though I smoked in the apartment myself.
My apartment had many maintenance problems that management did not fix. There was a large gap between the door and door frame so air easily flowed in and out of the apartment. The bathtub floor is flat so water stands and collects; water has to be guided into the drain. The water pressure in the kitchen and in the shower were always low. The water in the kitchen sink takes about 2-3 minutes to heat up. The floors are creaky so my downstairs neighbor frequently complained about me "stomping" when I was simply walking around in the apartment.
There is constant construction so the complex is noisy and trashy. The construction workers listen to music loudly all day and of course their tools make loud noises. They also do not clean up their messes. They painted the outside of my door, and they left the painter's tape around the doorframe and doorknob.
In short, you should not live here under any circumstances.

During the summer when they would be at work we would meet them at the pool (some days they would get off work late unexpectedly and the office was always super nice and accommodating.) we love swimming in their clean pool and they have great grill set up!! This is a very quiet apartment complex and not a lot of busy traffic.

I've lived here for 2 years. Honestly I've had very little issues. The apartments aren't glamorous, but they're comfortable and cozy. I've mostly felt safe at the complex and maintenance requests were responded to in a timely manner. The staff are nice, they give treats a lot to my dog, so he is a big fan of the maintenance guys ;) The apartment management seems to shift frequently, but it doesn't really impact day to day living. The location is nice, convenient to Duke and Duke Forest, the downside with living in the woods is you'll see those big forest roaches every now and then in the summer. Overall, it
is a decent, comfy apartment to live in, especially for the price.

I enjoyed living here. This is a really lovely complex in a really lovely area. The staff is really nice and helpful but after the property was recently purchased the rent prices went up by nearly $200 a month for my apartment so, regardless of what the staff say about it being "competitively priced" it really is a little steep. The apartments are fairly small and the workmanship in my particular apartment was a little less then perfect (doors didn't shut perfectly so there was a large air gap, cabinets were crooked, melamine counters had begun to disintegrate, etc.) so the area is great and the staff are great but I really expected more for my money and for the extra $200 I expected quite a bit more.
The maintenance people are wonderful about responding to requests, the neighborhood is quiet but it's very easy to reach 147, 15-501, 85, and 70. I'd absolutely recommend the Forest!

If you're looking for pristine, brand new, go downtown. This is a nice, comfortable, well-run complex adjacent to The Duke Forest, and pets are allowed....
