When I moved my elderly and disabled mother in law into South park Apts I felt comfortable and at ease. The manager at the time was named Lisa. She was very kind and took time to answer questions. She even checked on my mom from time to time and picked up her rent every month because she can't drive. This month it took 4 trips to catch some one in the office even though I went during their business hours. Brian, the manager was very rude telling me my rent as late. Well, I've been trying to pay but the office is never open. I told him that our property manager always picked up the rent. He told me that's why she's no longer there. Since when is it wrong to go out of your way for your customer? He wasn't professional and in made me feel like I was bothering him. He also told me that the office being closed all the time is no reason for late rent and that I would have to pay late fees in the future. It was never late before because they had a manager who cared. For the past couple weeks it is impossible to catch anyone in the office. We are looking for somewhere else to take my mom. It is very important to us that someone care about her and apparently that is not important to this company. The apartments are run down anyway but the staff made it worth it. Not anymore!

TL;DR It took three months and the City of Columbia threatening legal action to get the landlord to repair a window leaking rain into the apartment thereby damaging the drywall and carpet and causing mold to grow. AVOID AT ALL COST This has been the worst apartment I have ever lived in. It wasn't great at first, all the stuff others have mentioned, thin walls, no insulation in the exterior walls (literally), rodents, and generally extremely dated and poorly maintained. But it gets much worse. In September we had water leaking into our apartment through the front window. It damaged the drywall and soaked into the carpet. I immediately called the property manager and let him know. Weeks later, nothing had been done and it continued to leak every time it rained. After multiple emails insisting that repairs be made, I was told I was "bullying" them. It took calling the city code enforcer and the city sending a couple violation letters and warning that failure to repair would result in a fine for repairs to begin. How long did all this take? Well It's coming on three months now, and they just removed the ruined drywall today. Why today? Because the deadline before the city may fine them is in two days.

My time here has been TERRIBLE! Yes I know the rent is cheap and to commute to campus is great but don't fall into the trap. The property management alone made me not want to resign for another year. There attitudes are terrible, they are very disrespectful, and care nothing about you and do not provide a "homey" environment. The rooms alone are not maintained very good at all and due to literally no insulation in the walls if the weather is above or below 70 the utilities are way to much for the size of the rooms.

I wish I could have the option for 0 stars. The only property these people take care of is the main one on old 63 across from breaktime. I live in one of their other locations and this place has not been updated or taken care of in who knows how long. When I moved in it was obvious they were covering up VERY LARGE cracks in the walls with paint. Speaking of paint, I everything I had was covered in paint dust for months after I moved in. They offer "24 hour emergency maintenance" also known as "call me, but I won't answer, I'll just text you and tell you I'm coming whenever I feel like it." There has also been instances of half done maintenance jobs, then they give you an attitude when you ask them to fix it. Also rodents. There are animals in the walls and if you're lucky, they might not get into your apartment. I have seen dead mice on our stairs on multiple occasions. I have lived in wooded areas before, but this is the first time where I've actually had problems with animals and spiders because this building is not insulated at all. The walls are also paper thin. Not only can I hear my neighbors, but I can also hear the people below me snoring at night. The one positive thing is the electric bill is relatively low.

Great location for anyone commuting to campus. The price is excellent and my apartment at least is clean and comfortable, plus it include cable and internet. The only other bill you'll have is the City of Columbia. The appliances are not as modern as some would prefer but everything works. The only issue I've had is my AC unit started to drip and maintenance had fixed the issue before I arrived back home from work. The pool looks nice though I haven't used it yet. The onsite laundry is adequate; there is always an open machine. The only grievance I have with the laundry area is the lack of a quarter machine. The gas station across the street will usually trade you a $10 roll, but occasionally they say no and you must search for another option which is frustrating for those who are busy. If you like to run trails then this is a great option as it is close to several. Management is super chill. I've been late once and they let me slide.
