Lease terms: Month to month. The security deposit is $1850. NO last month's rent due at move-in. Move-in costs include pro-rated first month's rent and security deposit. We comply with federal, state, and local fair housing laws.
Application/Screening Process: We process completed applications in the order received. Completed applications must include screening from mysmartmove.com. A link for screening will be emailed to you at your request.
Screening Criteria Overview: Total verifiable household gross income should be at least 2.5x the monthly rent (or 3x the rent for co-signers). Must have a minimum of one-year verifiable rental history. The screening includes credit, criminal, and eviction history. A minimum credit score of 640 and no more than three (3) late payments within the past one year, unless tenant provides supplemental evidence that justifies or negates the relevance of potentially negative information revealed through screening. Supplemental evidence may be in the form of personal letters, documents from a community organization, proof of treatment in a substance treatment program, or anything else you believe to be relevant.
Within 36 hours of accepted application, a deposit of $1000 in secured funds (or fully executed rental agreement) is required to hold the unit. Must begin tenancy within one week of unit available date unless otherwise discussed.
