Pros: The apartment is spacious and generally clean. The location is absolutely amazing. Only a 10 minute walk to Neyland Stadium and a 15 min walk to Market Square! I have a beautiful view outside my bedroom window of the river and bridge, which is lit up at night. Before reading the "Cons", keep in mind that I overall like living here. I'm IN LOVE with the convenience of the location and I do not feel like the apartment is dirty or unsanitary. I feel spacious and comfortable. I've also put a lot of effort into making this place my own, and the flaws in the apartment that I fix and work through only make me more attached to this place. Also, Maplehurst was VERY responsive to the maintenance requests we put in. Just make sure to CALL them, as they do not respond readily to emails. Cons: I've only lived here for 5 days and put in many many maintenance requests. The more major things include reporting a cockroach in the kitchen stove and bathroom, moldy/dusty air vents in the hallway and bathroom, and mice fecal matter and a hole in a kitchen cabinet. Minor issues have been reporting a bent kitchen drawer that won't slide, random scuffs along the beams and walls, very dirty window tracks, and stripped screws on a door. Other things that bother me personally: no garbage disposal in sink, giant water heater stored in the closet of the smaller bedroom (contains all necessary safety features, so don't worry), no carbon monoxide or smoke detectors in the bedrooms, no window in the bathroom, not enough cupboard space in kitchen, and no pre-installed lighting in the living room.

Lived here for a few years and in two different units and really enjoy it. Walking distance to both downtown and campus. Always had maintenance requests addressed in a timely manner. They are hardcore with the parking enforcement which I see as a positive. If it wasnt enforced, itd be impossible to find parking.

One star is for the front office staff and maintenance group, great people. Maintenance requests are promptly responded to and addressed. Second is for the view and location. But, paying for of the newer apartments for the past two years, I don't believe the value matches the price. Like I said the people who work here do there jobs well but can only work with what they're given, the problem comes from a higher level management. First, when I moved in there were ants, not acceptable for the cost of rent. I put in over 4 maintenance requests over the first year, all promptly responded to and a second party came for treatments multiple times. Literally had ants covering counters, bathroom, and coffee table on multiple occasions. Second issue I have is that the laundry room is bad. Only one machine out of twenty would wash with warm water and the places to put your soap were disgusting. They recently put new machines in and the first two washers I tried didn't work. Both the old and new are "automated" systems with credit card readers. Sounds good but if there's problems it's up to you to report to the third party company. Clearly trying to cut costs but it's extremely annoying. Laundry isn't something I want to worry about, I just want it to work. Full disclosure, I was only motivated to write this review after being hit with a $90 late fee for rent. It's been a busy month and mistakes happen. I feel like with everything I've let slide with this place (a year with ants on the coffee table) they could let something slide for me.

Some of the best apartments in Knoxville. The location is pretty much perfect. The staff is super nice and maintenance is quick to fix any issue.

Perfect location in between UT and Downtown, without being in the middle of downtown. It is quite and hidden. The apartments are not luxurious compared to many other apartments in the area, but they are nice.

I just renewed my lease for my third year at Maplehurst. This place is hard to beat. First, the staff is incredibly helpful and cheerful. The noise can be a pain occasionally, but the staff is always helpful there, too. Let's face it, there are many students, but typically they're good about keeping the noise down until the weekend. There were a couple of problem tenants a few doors down from me the first year I lived in my apartment who constantly threw parties. I finally complained to the leasing office when they had a kegger one of the first nights of finals week. The leasing office promptly called me back to let me know that these kids were on their third strike, their behavior was unacceptable, and they would be evicted immediately. So, the tolerance for noise isn't high. On the other foot, it's a nice community so if you do host some sort of "soiree", I think giving your neighbors a heads up and hosting events at the appropriate time is key. The location is nestled between UT campus and downtown- perfect for walking. The actual apartments are clean and cozy. The units are extremely efficient for heat and air. I live in a one bedroom and have never had a KUB bill higher than 50 bucks. Maintenance (extremely nice guys) also visits once a month to clean the filters in the units so the air is always fresh. I saw in another review that bugs were a problem in their apartment- but I've never seen spiders or any other sort of bug in mine. The only cons I can think of are parking and counter space. Yes, parking sucks. You get one and only one parking pass and there aren't many areas around for guests to park- BUT that's just a part of living in an area smack dab between an enormous university and downtown. Also, game day parking used to be an issue, but Maplehurst now has gentlemen double checking passes all home games to ensure that tenant spots aren't taken. Bathroom counter space in the one bedrooms is my only other issue. As a girl, I have approximately 600 things that I feel I need on my counter at any given time. It was a bit of a pain at first, but putting up some shelving made all the difference. It was a quick fix, but I still kind of with that space was a little larger. Overall, I've loved living here. It will be difficult to top.

Our time at Maplehurst was a great overall experience. There are many perks: 1. Conveniently located to Market Square, World's Fair Park & the Greenways 2. An amazing river view 3. An unbeatable maintenance and office staff that will go above and beyond to make sure you are happy! 4. All the buildings have lots of character and the landscaping is kept up very nice 5. They are dog (and cat) friendly! 6. Did I mention the office staff is amazing?! In giving an honest review, I must also state the negatives: 1. During UT football games, it's difficult to get in and out of the complex due to tailgating and road closures. Not a big downside, as there are only a few home games. 2. Noise! If you don't mind late night parties next door, or a few disrespectful tenants, then you should be fine. 3. Parking: Each tenant is allowed only 1 parking pass, leaving the other tenant(s) to find parking elsewhere Knowing all of these pros and cons, we would still recommend Maplehurst Park Aparments. Just get your ear plugs out for football season :)

Great location! A block from UT and World's Fair Park and a minutes walk from Market Sqaure. My one and only caveat, and it's a big one, is that this apartment complex is almost 95% UT students, so it feels (and sounds) like you're living at student housing. My wife and I consistently had issues with noise and loud music at all hours of the night. Other than that, it's a great place with great management.
