Let me just start this out with how TERRIBLE Banyan Bay has been. We hated every minute of living here. If we could give zero stars we would absolutely do so.
The neighbors were very friendly and that is about the ONLY good think I have to say about this place. It's easier for me to make a list of all of the reasons why you may not want to live here besides the fact that it is extremely overpriced.
1. The "security" gates only worked about 10% of the time I lived here. But even when they did work it didn't stop anyone from coming in!
2. Management and employees were not friendly 90% of the time. (Only when it was time to sign your lease of course!)
3. There are WAY too many break ins to count. I, as well as MANY others residents have had our vehicles broken into in many different ways. (Glass being shattered, doors being pried, etc.)
4. People come and wiggle your door knobs quite often to see if anyone's doors are unlocked.
5. Rambunctious kids (who we think are selling drugs in the community) are wild and loud.
6. If anyone threatens to make harm to others in the community and it is brought up in office they will brush it off and reassure you that they are very friendly people Who would never hurt anyone. Someone in the community was drunk driving late at night and was Slamming on his horn waking everyone up at two in the morning only to get out of his car and fight four young individuals. I personally caught it on camera and showed it to management and they assured me that he's the nicest guy but they will not be taking further action. Even though the gentleman was shining lights in peoples windows threatening to kill them.
7. Most of the handles on the railways for the stairs are rusted and Sharp edges that will not be fixed anytime soon.
8. I've gotten stung by wasps on four different occasions on the stairwell because they will not go and remove the wasp nest that I have called about.
9. The dishwasher in the kitchen turned all of my pots and pans completely rusted and I asked the office to come and take a look at why it was happening and all they did was give me cleaning solution which by the way didn't help.
10. Parking is absolutely a nightmare. Don't plan on parking anywhere near your apartment unless you want to pay extra for a " Reserved parking spot or garage" which you probably won't get a garage close to your apartment anyways.
11. Everything in an apartment is cheap as dirt. There is nothing luxury about this place. The carpets are cheap shag that stain as you open the door. The paint is awful. It completely just chips everywhere all over the walls. All of the apartments have an uncomfortable foul smell to them. My AC was dripping for months and ruined a lot of my personal belongings.
DO NOT let them fool you with these bribed review. The do lots of "raffles" for prizes if you post reviews for the complex. Most of the reviews that are positive are either bribed or are from new residents who don't know any better. They are very pushy about reviews here. But if you're still questioning my review do your own research. Look at Spotcrime or Crimemapping. I'm currently updating this review (5/19/20) and there was yet ANOTHER break in yesterday (5/18/20) (picture proof added below). However, if you decide to view the apartment regardless of this review just ask residents you see around you without the "tour guide" standing next to you. I don't know a single resident that has lived there for more than a few months who like the neighborhood, let alone feel safe in it.
Now if you're comfortable living in an environment where all of this occurs then please move in because the neighbors are so lovely. But if I was to know all of this information and how unsafe and outdated this place really is I wouldn't have moved in. Hopefully this helps you.

My entire process was done from Illinois and it could not have been better! Angela was quick to get back to me, kept me and my roommates updated, and made us feel welcome from the start. The place is absolutely beautiful and is in a really good location. Basically anything I need is within a 10-15 minute drive, including Neptune Beach. My only issue is that we had a bug issue when we first moved in due to the people below, but they worked on the problem immediately.

Beautiful apartments, nice neighborhood. Just moved here last week and can honestly say it's been the most positive moving experience. I was put in a tough position after moving from my last home, needing to find a new place as soon as possible. I was worried at first but the whole staff was so helpful and quick to welcome me into their little community. Allison was amazing to deal with. She answered all my questions and did I everything she could to make moving in as painless as possible. I have nothing but positive things to say about the place. Everyone at the leasing office was welcoming, especially Angela, which is one of the reasons I decided on living at Banyan Bay Apartments. The people are very accommodating, quick to answer questions, and reliable in addressing concerns. Angela made sure that I was well-informed about the application process, walked me through using their resident portal, and kept me up-to-date about any activities that are happening within the area. The community is lively throughout the day but also quiet at night. Very well-maintained. I look forward to staying here!

I have lived here for just over a year. The maintenance crew is great. My only complaint is apparently a fire alarm in the stairwell (an inside stairwell that is 9-10feet tall. Obviously no one in an apartment would ever have that size ladder) wouldnt stop beeped for two days straight that was not an emergency. And weed weed and more weed! Even after old neighbors have moved out that is all my bedroom/ bathroom/ closet smells like I should not pay 1800 a month and have to refresh my clothes in the morning before work. Seriously that is gross and messed up that my kids should have to know what that smell is already. Also I only get Mail about once a month I had to set another address as my primary because too many items were not coming to me.

Very knowledgeable on the location and amenities surrounding the location. The leasing agent was very professional and courteous to all the questions I asked about the complex. If you are looking for a well kept apartment with great staff and in the area, go see Allison at banyan bay. The apartments are very spacious whether your looking for a smaller apartment or one for a family, you will not be disappointed. Pet friendly and they always have some sort of event going on for the tenants.... very close to the beach and just a few minutes drive to the town center for shopping! I definitely will recommend banyan bay to all my friends that are in the market for a new home....

So Ive lived here a week. The leasing office is very welcoming and the young ladies in there are very kind. After moving in I noticed my tub draining slower than a can of condensed milk being poured out after being in the refrigerator. I let them know and it was less than 24 hours later they had it fixed. The area is nice as well since there is a store less than a quarter mile away. Makes shopping for food easier. All in all, this feels like a great place to live.

They are presently upgrading the grounds in all respects resulting in great improvements where all residents will benefit greatly. Jessica and Allison immediately made me feel at ease as they took time to show me the demo and grounds on more then one occasion so to plan my move. The care and professionalism of all the team at Banyan Bay contributed directly to my smooth relocation! Sincerely

I currently live in the updated style apartments and I most say they are amazing. The floor plan is great and its pretty and luxurious. Lived here for a year and signed up for another one. The staff is amazing and maintenance folks are very quick to fix anything u may need. I have lived in over 15 apartments complex all over Florida and Georgia and this one has been the best one so far. The slight negative is the lack of parking because they offer so many garages that it can be a pain to get close parking near the pool area where my building is located. Besides that these apartments complex are top notch. Would highly recommend.

Banyan Bay is an awesome place to be! I'm so excited about all of the new features coming to the community. The gym is open 24/7 which works well with my work schedule. The newly remodeled apartments are literally apartment goals. The office staff is amazing! They are very helpful and such a fun group. In addition to the community, the location of the apartment complex is GREAT. So close to the beach and this cute little spot called Castaway Island Preserve I recently discovered. All around thumbs up!!!!!

I think I live in a different neighborhood than some of these people. My husband and I moved here about 4 oe 5 years ago. It did have some deficiencies when we moved here - the worst of which was all the young people who congregated around here. When the new management took over about two years ago, all that changed. The appearance has totally changed for the better. The staff and maintaintenance people are outstanding. They have gone out of their way for me, and I am appreciative. It is quiet and I am very comfortable. I have two friends who may move here in the future.

Im new to the area but already feel at home living at Banyan Bay. You are so centrally located to shopping, grocery, beaches and more! The apartments are going through a major renovation and it shows! They are repainting all the buildings and completely redoing all of the apartments inside too!My apartment has a fireplace and I cant wait to use it. But my favorite part is the fitness center. I am actually going to cancel my gym membership after using it once. Youll have to stop by the office if youre apartment searching in the area. I wouldnt go anywhere else.

First thing first yes this apartment is in a nice location but the management staff is garbage, they have the worse attitudes Ive ever dealt with it when it comes to any questions or concerns. They label this apartment as luxury living... honestly if you take a tour you will realize there is nothing luxury about this apartment of course they will show you the best apartment they have when giving you a tour but trust me none of them look just like the touring apartment. I lived here for two years and I had a neighbor below me that trashed the bushes by her house there was always trash in the bushes and no one would clean it up even after I told the maintenance men. The trash situation is very inconvenient you have to throw your trash out at the front of the building where the garbage can is located and if you dont do it right way and if you end up setting it by your door just for a short period of time the rude assistant manager will write you a warning letter. The dog park situation is unbelievable horrible, it always stinks and has nothing in it that will actually entertain a dog, its all for show. All in all if youre looking to live in a nice area with a very professional management staff and avoid all stress, this is not the place to be.

You never know if pool is open or closed or why, rent is raised every year, maintenance requests are said to be completed but are not, it takes a couple calls to have an issue taken care of. The second week of living there my outside hall was graffitied. I called maintenance and they came and also gave me a written warning for having a cooler drying on my stairwell. Also we have roaches and live on the third floor. Its a "gated community" but the gates are never shut.

When I called the office the lady (Danyelle Crooks) who answered the phone was very cheerful and open to our concerns with apartment living. She listened to our questions, took our needs and our lifestyle into consideration, and never once put me on hold. To my surprise, the once drab and rundown previous look of the property was shockingly beautiful. It was obvious that they recognized the issue with the curb appeal of the previous state of the complex and took a good bit of effort to turn that around. The pool area is inviting. The club house feels like a resort style lobby in a swanky hotel. Danyelle and the staff were more than welcoming and enjoyable to deal with. The unit was exactly what I was looking for and in the price range we could afford.

I was a sceptic from the beginning due to my previous experience and disappointments. I am happy to say my opinion has changed. The property is beautiful, the staff is pleasant and enjoyable to deal with, and the community as a whole has been welcoming. Surprisingly, we feel more at home here than we did in the house we moved from. If you have doubts, you should come visit and see for yourself what a great community we have right here in the beaches area!

We had an excellent experience. We called and scheduled to meet with someone's and in the same day, they worked us in, they were extremely accommodating. It's four of us moving in together, so it's nearly impossible for all of our schedules to lineup with each other but, they allowed us to go at separate times to meet and go see the place. Emilia was the one who helped us and her customer service was phenomenal. Not to mention, the actual apartment was beautiful and had everything we needed. Overall the expierience was simply perfect. If customer service is important to you at all, this place is for you.

The staff at Banyan Bays were so helpful, they just couldn't do enough for us, especially Danyelle, she was exceptionally wonderful. They all made us feel so welcomed. If your looking to rent, keep them in mind, you'll love this community. Thank you Danyelle and Staff for making the move so smooth.

DO NOT LIVE HERE! It is just not worth it. The "new" management company that runs this place is only interested in getting as much money out of you as possible. Its all about the fee's with these people.
Our neighbors across from us were broken into 5 months ago. Their screen has still not been repaired. The people living below us smoke a ton of pot every weekend and the smell seeps into our room constantly. Our clothes stink of the smell of weed. When we wanted to transfer apartments, we were told we were going to be charged a $500 "transfer fee", while someone coming right off the street wouldn't have been charged. Our other neighbor signed up a dog. They paid an additional $350 pet deposit up front for the dog plus $20 extra per month, in addition to their normal security deposit of $350 - and they still got charged over $900 for minor carpet damage.
About the only good things I can say about this place is that the maintenance people are very nice, polite, and efficient. And the office ladies are very nice and polite. But if you choose to live here, be prepared to be assessed all manner of fee's and fines.

We relocated from out of town last August and leased our apartment over the phone after doing online research. When we arrived, we were so relieved Banyan Bay was everything the staff had discussed with us! The entire office and maintenance staff and has always been courteous and friendly. The girls in the office even take the time to make our kids feel welcomed. The elementary school is also fabulous and I love the fact we are zoned for Alimacani. Great pool, nice walking path around the pond, and has a little play area for the kids. You can't go wrong moving to Banyan Bay!

Although I just signed my lease here at Banyan Bay, you can tell that the new property management company has great things to come for this property!!! The entire office staff was super helpful through out my application process, and although I worked with a few of the girls during the process, you could tell that they we're really interested in filling my needs as a tenant. The girls told me that although they have only owned the property for about 6 months, they are working hard to get everything totally updated and started with the gorgeous pool area and landscaping around the property. I love the feeling in living in somewhere where the amenities feel brand new. Now that I'm finally settled in I can't wait to have my friends over, and be proud of my new community !! :) P.S. My large Labrador loves it here to!!! HUGE floor plans for those with big dogs who need apartment style living, and an added dog park to get out his energy when I get home from work.

I have woken up with maintenance in my apartment at 9 in the morning with out any warning multiple times after I have complained about it. They say they fix stuff but it never is. Aspen square management just bought out this Fairfield residential property. I have lived here since 09/15 and have my first huge problem aside from the bugs, gates, etc. The list goes on. My A/C has been out for almost 2 days now being 81+ degrees in my apartment. They have been giving me the run around about what's wrong with it and when it will be fixed. They put a portable A/C in my living room with my sliding glass door and duck taped the rest of the opening. Pretty ghetto for $915 if you ask me! I can't do anything about it besides write reviews. Will not be signing another lease. Do NOT move here!

Broken pool, broken gate, cockroaches and apartments constantly smell like pot. Lots of shady residents that destroy their apartments, yards and common areas. Waking up to beer cans and garbage all over the lawns is a regular. Neighbors are obnoxiously loud and management does nothing about it. Overpriced rent for nothing. We had a leak from our terrible neighbors upstairs that went unrepaired for months after several maintenance calls. Shoddy plastic blinds that crumble when you even attempt to move then at all. Bathroom is pitch black in the shower since there is no light fixture. Busted old cars in the parking lot, dog poop everywhere because residents aren't picking up their dog's crap and the lawn maintenance company leaf blowing and weed trimming at the crack of dawn. Cockroaches GALORE!! The office manager says "they're just so hard to get rid off" yeah, EW. It's because a lot of your residents are filthy and you do nothing about it. Since we moved in here, the pool has been open maybe 30% of the time and the gate is forever broken. It is NOT safe to walk around this complex at night as there are always groups of shady individuals doing God-knows-what at all hours of the night. And trying to call the front office?? Good luck! The number listed is to a central leasing office who knows where and if you have an issue that you need addressed through the main office, they don't bother to answer the phones. And their "breed restriction" on dogs is a load of crap. It's a free-for-all at Banyan Bay. Do yourself a HUGE favor and lease somewhere else.

It used to be pretty decent. Now they will let anyone move in just to fill space. Break ins, people selling dope out of their apartments. Its also not as clean as it used to be. Police are there more often. Dont get a package delivered to the office because if the carrier dont notify u, u will never know its there, then at time they play stupid as if its not there because they are to lazy to look for it. Gate is always broke. They dont fix things right the first time. Frustrating. My kids live there and i wish they would move.
The management has on its home page a heading entitled, "Check out what's nearby." I suggest you do just that.
