Nice apartment complex but the worst management and landlord who never care about the residents and just care about their money and bills. Every month extra charges and bills rise without notice and logical reasons and even they will charge you for anything you never used. I will never ever try to live in this complex and wont recommend which everyone will regret staying here.

It took me three days to have someone actually show up to my office after I was told someone would be there that day! I kept calling asking if they were coming then later in the day on the 3rd day someone actually showed up. The plumber I had the chance to work with Jesus was really helpful when he was here. He told me what my issue was I asked him for a quote/work order and he said he would send it when he got to the office. Well after a week of calling and emailing this establishment I STILL have yet to receive a quote!I really want to give them NO stars I would! This company is just completely unorganized!

I am Currently a Resident at City West, It's a Gorgeous apartment complex inside and usually outside, 90% quiet not too many issues I've been here a year and maybe bothered them about 5 times. I just recommend the staff to be more courtesy with the noise and better time frame like after 10am instead of 7:30am when Clearing out a apartment near by other Occupied residents. Which this rarely happens well at least least by me. Unfortunately my heavy foot neighbors above me can make this a tragic headache. Also to have the landscaping workers to not come so darn early before 10am is just ridiculously early! And fellow residents we should be more considerate towards keeping our complex neat & clean even at the trash "COMPACTORS", Trash goes in the trash shoot not outside of it. BUT MORE LIGHTING AT THE TRASH SHOOTS AIMING DIRECTLY ON IT MAY HELP US WITH THIS ISSUE!! Just Hate to see our resident maintenance fixing this same simple lazy issue every morning weekly at 8am. Just like the "City West sign" needs a light that's on to show the name of the complex. Other then these three recommendations, the City west apartments is a really good fit for a quiet person(s) or family! With cameras, Marble counters, hard wood flooring, garden tubs, locked gates and security on site 24/7. Friendly staff that have random events and send notices about serious things online and at our door, 2 pools, outside fire pits, friendly enough neighbors, and cute fur animals that fertilize the grass for us randomly without the loud cow/horse smell.

I've lived here for about 9 months. The old management was ok but every since the management changed the place has been horrible. I've called multiple times going back and forward with them to my range replaced for a whole month. I've had to buy food out every night due to this issue causing unnecessary finds being spent. When I asked about a deduction of some sort on my rent I was told I had to pay the full amount and there was nothing they could do about it. For over the past week if been without water. Complained to management, put a work order in received a notice that the issue has been resolved but it has NOT. There's currently still no water in my apartment. I've been having to spend night's away from home just to take baths and keep my hygiene up to part. This has been the worst experience ever. Im so ready to move. I do not recommend this place to anyone

Very disappointing what has happened to this complex from when I first moved in. So much negative things to say I won't even know where to start. In addition to having multiple AC problems and minor repair issues here and there, the most frustrating occurred this week. We received a notice of water supply being cut off for repair at a certain date, which did not occur for whatever circumstances. However, we received a second notice this week literally a day before the water cut off from the hours of 9 am - 5pm Wednesday and Thursday. Came back from work Wednesday night to find out there was no water still. Went to the store to purchase some drinking water with hopes of water returning sometime through the night. Woke up early Thursday morning to find out there was still no water and no way to take a shower or flush the toilet. Received no calls from the office to apologize or notify tenants of the inconvenience and can't even get through to the leasing office as the phone continues to give you a busy signal. The only thing positive now about this apartment is still the floor plan and Shareen the assistant manager who actually does everything in her power to try to solve problems, but how much can she really do all by herself. This is most certainly not a luxury apartment and I'm already in the process of searching for another place and will pay whatever I have left on the lease once I find something else. Future applicants beware, if you're looking for a luxury apartment to call home, this certainly isn't, do your research first before embarking on this journey. The 2 stars is only because of Shareen and the floor plan.

We received and an email stating that the water would be off on 12/13/17 from 9am-5:30 pm. Needless to say that today is 12/14/17 and the water is still off. I've tried calling the apartments yesterday and this morning and their phone number is disconnected. Im definitely moving. How are we supposed to live with no working water and no one to give us residents an estimated time as to when the water will be turned back on. Totally fed up!

It shows 4.9 stars on FB; however, it doesn’t overcome their 2.9 star rating on google. I can tell you that the old management team was much more friendly and helpful compared to this team. All of their good people left which explains a lot. This new team have been nothing but miserable to deal with. I’m still dealing with flooding issues to get to my front door when it rains. I was told there was nothing they could do about it just over a month ago and now that I brought it up again after my complaint with their late fees, they are going to be “fixing” it now. I’ve complained about it for 2 years now. Really? They only bandaid fix things here, and the same goes for “fixing” my AC! I have lived here for over 4 years and have had issue after issue. I underwent a 3 month fight back & forth on why my AC wasn’t cooling properly (costing me high energy bills in the meantime) not including the bills leading up to, and the nerve they have on late fees, which have nearly doubled since I moved here originally! I had an issue with my bank from a delayed deposit on top of a fraudulent transaction made on my account. Nonetheless, my payment bounced and I was hit with $170 in fees not including the bank fees that have been credited due to my circumstances. The management team here has refused to help me out in any way whatsoever. They don’t understand that things happen out of the ordinary, they’re very corporate, by the book robots that don’t even try to help you. “There’s nothing they can do” about any of their fees. Who wants to live in a place like that? I wouldn’t recommend this complex for anyone for those reasons alone. In addition, almost every other night we have police and ambulances that fly into our neighborhood, and many places will not deliver to our address after dark. During my tenure here, my truck has been broken into on 5 separate occasions, and in one incident just last week I was grilling with my garage open and when I came back down the stairs there was a man standing inside my garage scoping the place. He took off before I could even react. There was a point in time I would’ve rated this property a 5, but considering how greedy they are, the increase in our neighborhood crime, and how it’s a constant struggle to get things fixed the FIRST time I wouldn’t recommend anyone to live here.

I am a City west tenant and have lived here over a year. I come home last night and another car is parked in my reserved parking space. I look to see and Karya has a piece of paper taped to the reserved parking space sign stating please move your vehicle or you will be towed. I have severe arthritis and work late at night so I can barely walk after my shift, so I end up parking a block from my apartment and have to struggle walking home, which is the reason for the reserved parking space. My first thought is wow, Karya management was quick to catch the car that was in my space. Great job! My wife goes to the Management office this morning and finds out that the car tow paper on the reserved parking space was meant for us and that our reserved parking space was leased out to someone else! So apparently we are not in the system and the lease addendum myself and my wife signed for the reserved parking space a few months ago is missing. Management fixed the problem, but really????? How do you lease a parking space to someone else and lose the paperwork that I signed for that space, after also waiting months for a space???? Not very happy with Citywest management for this hassle. Very Incompetent

I spoke with a lady to inquire about leasing an apartment at City West Apartments and was disgusted by the level of service! Initially, the lady was excited about sharing with me the different plans that can be offered as well as the price points etc. Then she proceeded to explain the rental requirements: income has to be 3 times the rent and copies of 3 to 5 months bank statements. Wait! Why do you need 3-5 MONTHS of my bank statements? Are you telling me that 3 paycheck stubs is not proof of income or that a background check is not sufficient to verify employment etc.?? In my opinion, this is a form to deter and discriminate against potential renters. I could only image what the actual renters are having to deal with this management. The Houston Apartments Association will hear this complaint!

This apartment complex has currently went down since when we initially moved in around 3 years ago. The management team is not consistent in communication on how they are managing the complex. There is parking issues where they have started towing cars without sending a notification of the parking rules. The maintenance team is overstaffed and takes 1 week or more to complete residence orders. The grounds are not well kept and is continuing to go down in value. We cant wait to get out of this apartment complex and advise others to be cautious of staying here in the future.

Always somethign missing or broken in the new apt! How can you force ppl to move in to a not-completed-apt? They broke the contract 1st and then blame on us! They said we have to move into the new apt as we signed the lease no matter what?!? Nobody wanna move in an apt without cabinet doors, no washer and then pay in full. Lack of parking lot so we always have to park in fire lane or park far away from our apt. They received money from us and then ask us to walk out because of their faults?!?

I was not hesitant to move to this property after seen all the bad reviews but I am very happy I moved here. since the first day I came to the office everyone was very nice and welcoming. my apartment looks amazing. my dishwasher was not working correctly when I moved it and the next day the maintenance guy came and fixed it. I really do like it here I have been living here for 3 months now and I don't have any issues.

And they said $800 something, but I can get the cheaper price, like $661 in Dcmber ( because i saw on their web the price is only $661). I was thinking and called them back 3 hours later. They said the price changed. Now is $700 something for that. I tred to explain that I just stopped by, but they said they did not save the quote!!!! What the quote!!!! Also they said I told them not to save it???? And even I dont know what that means !!!! Nice place but too expensive. They only give the price on web for fun. You never get it for real!

I have made several service complaints to the office of one of the apartment complexes owned by Karya Management, extended over several months and including telephone calls, emails, and office visits, to this day the issue remains unresolved. Additionally, the property, City West Apartments advertises that is has a dog park and car port at both the leasing office and when you do a tour of the property. Upon moving in to the complex, it became very evident the car port (where they allegedly provide a vacuum) is not and has not been operable for a very long period of time, yet they continue to advertise it. Additionally, the dog park has a huge section of fence missing, so is basically useless, and well as having one of the gates ripped off and just setting up against the fence. I have been calling about these issues and it's clear I, as a paying resident, am regarded as merely an annoyance and Karya Management as well as City West apartment managers have no intention for making sure the amenities they advertise are actually usable to the residents, let alone fixing any maintenance issue that you may have during the term of your lease. There is not enough parking provided for you to actually have a spot at your home, and as such a fair amount of the residents park along designated fire lanes, or hell behind your car blocking you in if it so suits them. DO NOT LIVE HERE.

I really did not want to give this place a bad review. I got in on a really great deal and love the setup of the apartment. However, BC of the price i overlooked a lot of things. After being treated poorly it has come fo my attention again. Let's begin: Maintenance is HORRIBLE. I have literally put in the same order 4 times for my stove SINCE MOVE IN in October. Still not working. Pieces of wood literally TAPED to cabinets that I didn't even notice until the next week of move in. A/c STILL not cooling properly. Staff giving false info on timeline of completion.. It takes a very long time for a 2 min job. ..that's IF they even put the order in. I'm not joking. Put a review on another they magically called me. I deleted it...giving benefit of the doubt. Water heater burst in the middle of the night and had maintenance rushing through my house ALL day and night 9pm is when they left and staff treated me as if I was the criminal. Huge potholes in parking lot been like that since move in. Gotta drive around it to avoid damaging ur car everyday. Emailed management about a question I had.. No response. No respect. Staff is not on the same page. I've called to speak to a woman and 1 hour later after giving them a message for call back having people barge in while I had company. Absolutely ridiculous. I have 3 months left and it looks like I need to start looking for a new place BC I will not renew. Save the trouble. Buy a house.

The apartments are wonderful n okay for d prize. It's gonna be a wonderful place to stay am sure.

This is my advice, DO NOT MOVE HERE. Before I move here, I ignored all the comments here and think that here will be a good and beautiful place to leave. I am very happy that my lease finally expired and able to move it. The maintenance services here is sucks. Every time I submit a maintenance request, the average waiting time to get it done is ONE MONTHS. I am serious. From day one I moved in, they told me they are shorted hand on maintenance guys to the day I moved out, they are stilling telling me they are shorted hand on maintenance guys. Maintenance is very important for an apartment, and they have taken more than a year, and still cannot hire more people to do it. As the day I move out, there is still maintenance request not completed yet!
