Lived here on two separate occasions. once when it was Hyland Park Centre and another when they changed the name. Both times Johnnie was the leasing agent. we really liked that community but unfortunately outgrew our apartment. property sits in Federal Heights and is close to everything. Waterworld, King Soopers, 7 Eleven, Little Caesar's, Subway are all within walking distance. also a park with a lake, hiking trail, and skate park. they have 2 pools and several playgrounds for kids with plenty of grassy areas.

I would give this complex a negative 10. Hmm I mived in May of 2016. Things were great in the beginning. Staff such as Brian and Will the maintenance man were great, work orders were done in a timely manner. It was just great. I live right next to the office and since I moved in there's been problems with RATS AND MICE. Luckily I had no issue in my complex, but the apartments right next to the dumpsters are INFESTED with RATS AND MICE. In my two years of living here there have been 3 tenants in the corner apartment due to the RATS AND MICE. My friends live in that complex and has recently moved because the RATS AND MICE were in their walls, kitchen EVERYWHERE. Management has done nothing about it they just keep moving residents in. Recently they have put a mouse trap by the dumpsters, so guess what? All of the RATS AND MICE have crossed the street lol to my complex. Luckily and thankfully I have yet to see one inside of my apartment, but they are all outside on my balcony, in the grass name it they are there. It totally sucks because I have 3 young children who I wouldn't allow to play at the park right across because the RATS AND MICE play on the equipment as well. Now I cant even let them play on our balcony because its infested, and 4 MICE ran across two of my children while playing on our balcony. I have VIDEOS of this infestation. I've been to the leasing office 3 times now about this problem. I went into the office with my 3 children and the new guy, is on the telephone. My children are being children of course and he can't hear on the phone so he starts SLAMMING THE BOOK ON THE DESK, OPENED THE DRAWERS BEHIND HIM AND SLAMMED THEM CLOSED, ONCE WAS OFF THE PHONE SLAMMED THAT TOO. STACY AND OTHERS COME OUT OF THEIR OFFICE THINKING IT'S MY CHILDREN AND ASKS HIM WHATS WRONG AND HE SAYS "OH I WAS LOOKING FOR A DOCUMENT AND COULDN'T FIND IT". BULL SH**. GET HIM OUT OF THAT OFFICE AND GET SOMEONE WHO IS CUSTOMER SERVICE ORIENTED......... When I finally addressed them about my problem all they ever say is "it's nature and there's nothing we can do about it. Pest control will be here THURSDAY and we'll have them set more traps". Well guess what?! Today is the FOURTH THURSDAY and pest control has not been over here to access this infestation. I've called the office and no answer. I'm going to the office momentarily because now we have an ISSUE. This is supposed to be my HOME, but unfortunately its NOT HOMELY anymore.PLEASE GET PEST CONTROL OUT HERE TO ACCESS THIS RAT INFESTED PLACE...... The residents were told the fitness room would be 24/7. When it first opened it wasn't. I work out at night and when I come home there is NO PARKING IN FRONT OF MY BUILDING SO I TRIED TO CUT THROUGH THE FITNESS ROOM BUT IT WOULDN'T OPEN. I WENT TO THE OFFICE NUMEROUS TIMES, THEY CAME OUT SAID IT SHOULD WORK FINE AT NIGHT BUT STILL IT DIDN'T. SO I GO TO THE OFFICE TWO DAYS AGO AND ASKED ABOUT IT, AND THE WOMAN LIED AND STATED IT NOW CLOSES AT 10PM BECAUSE KIDS WERE STEALING AND DESTROYING THE EQUIPMENT. BULL SH** AGAIN. IF YOU HAVE STAFF PLEASE GET EVERYONE ON THE SAME PAGE NO ONE HERE KNOWS NOTHING.

This is a folliw up review. Nothing has changed. I've complained to Stacy numerous times and all she does is give me excuses. And claims that she'll write the noisy neighbor a letter. AGAIN REPEATING MY SELF. I know we all have lives to live. However there comes a point where enough is enough. The neighbor's constant noise late at night is BS! I have to turn up my TV and turn on my fan in the attempt to drown her noise. Which fails.(FYI we have central air) This neighbor knows very well that people live below her. And she can control how heavy she walks Because you can tell when someone is purposely stomping on the floor. I had to call the cops on account that this neighbor is constantly fighting with the guy of the week. Luis the guy who did get in touch with me said he was going to return my call after I had explained to him what was going on. .He never did. I've been in other apartment complexes and they did not put up with neighbors disrupting other neighbor's lives. It's not just her stomping on the floor. It's her slamming doors, fighting and throwing objects over her balcony at whom ever is with her, she's vacuuming late at night, constantly dropping heavy objects on the floor, the ground in front of our balcony is littered with cigarette butts. I don't smoke and my guests use an ashtray. AGAIN these people claim they care. They only care to fill their units and line their pockets. I don't need anyone telling me about apparent living. I've lived in apartments all my life. I've never had this much trouble with neighbors till now This is a case of disrespectful neighbors and management who doesn't care. If I could afford to move. I would. I shouldn't have to. I have a right to live in peace in my apartment. I have a right to feel safe and not worry that some one is going to throw something over their balcony and possibly hit myself or someone else. I should not have to lose sleep because of a noisy neighbors. Don't move here unless you want to lose sleep and complain on deaf ears. __________________________________I've complained to them several times about the neighbors upstairs being noisy. Especially at night. Yea we all have lives to live and a right to live our lives in our rental. But we also have a right to a peaceful and safe life in our rental. All they come up with is "we'll talk to them. We can't control them." Then they suggest a transfer for me. Why should I be the one to move. I'm just trying to live my life. I don't bother anyone. This is neighbors with lack of respect. And who retaliate because they were told they were being noisy. This apartments may be nice. But they don't care about tents. I've done research and if a neighbor is being excessively, noisy and it's disrupting other's lives especially at night something should be done. If I could afford to move I would unfortunately I can't. I'm on a fixed income and visually impaired. This isn't a nice place to live in. I'm stuck here.

I have lived here for over 3 years now and I am very happy with the changes that are being made in the apartment complex. The only problem I have is change of the office staff, the new ladies in the office (besides the older lady with blonde hair and glasses) are extremely rude every time I have gone in to the office. Its gotten to the point where I dread dropping off my rent or asking questions because of how unpleasant the experiences have been. Now after reading reviews, I am worried bout the kind of things they will try to pull and charge you for once you move out. I originally chose TH for the price and customer service, and now I am thinking that this was a mistake!

Lived here for 2 years and had the chance to experience both management companies. We loved it when we first moved in, the pricing was very reasonable for the location and the staff was amazing. They had staff that kept the grounds clean and whenever we had any repairs they were there to fix the problem. Let's just say there were no problems. After ConAm took over everything went down hill. They cleaned house and replaced all the staff with really their rude staff that doesn't give a **** about the tenants. There's dog **** all over the property and when it snows the parking lots are rarely cleared. The presence of the police has definitely risen in the past year due to all the domestic violence, drugs and kids partying all weekend. We woke up one night due to some kids (who lives across from us) yelling and banging on our door, there was fight, cops, and blood and glass all over their apartment, stair, and our front door. The worst part of it all was when we moved out. We cleaned out the ENTIRE apartment and took out all the trash. When the bill came they charge us hundreds for "trash removal" and carpet cleaning. We lived there for 2 years and there's going to be regular ware and tear on the carpet, just ridiculous!!! They were so nasty to us through out the whole things and made up lies to justify for the additional fees. Good thing we took pictures after we cleaned up. We lost our deposit and they said they were going to remove the additional fee but then they didn't. Later on, we received a letter from a collection agency. We finally got it all straightened out but that was after many nasty phone calls and having to take time off work to go argue with them. I would not recommend these apartments to anyone. The prices may look good but they will hike it up so high that it's better to buy a home or move somewhere better. The staff may seem nice in the beginning but as soon as you sign that contact they will not care about you. I would give Tuscan Heights 0 !!!

My boyfriend and I went to tour this place yesterday because they were listed on Zillow, Facebook, and Craigslist for having 2 bedroom apartments for around 1350. Upon entering the office there is a wait and one of the residents is talking with the office lady about the bugs he had in his apartment, not exactly what you want to hear when your looking for a new place to live. Anywho, one of the ladies begins to get pissed off and annoyed by all the work she has to do, debating back and forth on what to charge one of the residents, and saying how much she hates working with people on Craigslist. I thought it was extremely rude. So we finally get to talk with one of the ladies and she tells us her rent is 400$ more then what was advertised on all three sights. The apartments are alright looking inside but you walk outside and feel like you are in the ghetto. We will not be moving in here.

I visited Tuscan Heights today. This is my second time to the complex. I must say I was so pleased to see all the great changes. The ladies at the front were so helpful and knowledgeable of all the options available to me to lease an apt. I had never considered affordable housing options before. I have been struggling financially and now with this new found info I feel I can make it in the expensive Denver economy without 4 roommates. Then when we toured the fitness area and pool. I'm sold. It is so nice and fresh. Congrats to mgmt for the improvements. The property looks great and cleaner. I look forward to moving in.

I am going to try my best to make this the most honest review of Tuscan Heights, because I don't believe in writing reviews...

I am going to try my best to make this the most honest review of Tuscan Heights, because I don't believe in writing reviews while pissed off but I also believe people should know what they are getting into. I lived here for a year in a 1 bedroom on a third floor. Here is my list of pros and cons for this place. It wasn't the worst place to live (speaking as someone from NYC) but I'm definitely glad I moved out. Pros: 1. Slightly cheaper prices compared to other places, but be warned they will spike the rent up by 13% when your lease is up for renewal after 1 year and claim that the market justifies the increase. I didn't think the significant increase in rent was justified due to the quality of the apartment itself and the quality of the apartment complex in general. After doing some research, I found several other apartments on the market for the price range TH was asking for that were much better quality. They did offer to negotiate the rent increase with me but by that point I decided I could do better, and I did. 2. The apartment was clean and I didn't have any pest issues (except a squirrel living in my wall for a short period of time - TH did take care of that pretty quickly). 3. There is a King Soopers right across the street which made shopping super convenient. 4. They have a small pool and gym for residents but it was under renovation and inaccessible for the vast majority of the time I lived here. Cons: 1. TH doesn't adequately repair some of the more major structural issues they have with some of their apartment buildings, mine was one of them. There were clearly holes in the roof of my building. Pretty sure that's how the squirrel got into my wall. Additionally, there was significant water damage to the ceiling of the breezeway just outside of my apartment, which caused a large area of the ceiling paint to sag, then break, and leaked water badly every time it rained hard. Eventually, this started causing water damage in my own kitchen! When I reported this, TH would superficial fix the breezeway ceiling but then when it rained the water damage just came back and the same thing started all over again because they never bothered fixing the core issues and just did a patchwork "for appearances" fix. This happened a couple of times during my time living at TH. When this water damage started working its way into my own apartment, which I reported right away, they never fixed it despite my reporting it months before I moved out. You can look at the pictures to see what I mean. 2. The laundry facilities are just horrible. This was a MAJOR con for me. The washers and dryers broke down often. I don't know how many times I had to hand wring out my wet clothes because the washers wouldn't drain or had to spend extra money because the dryers wouldn't work and I had to move laundry to another dryer. There were NEVER any "out of order" signs on the machines that were broken, so you pretty much rolled the dice hoping you didn't get a broken machine every time you did laundry. The laundry facilities are repaired by an outside contractor, so TH would just tell you to report it to them. I did this MULTIPLE times and even when the machines were fixed, they didn't stay fixed for long. I got so fed up that I started doing my laundry at a local laundromat instead of dealing with the mess that are TH's laundry facilities. 3. The parking spots at this place are horrible. They clearly tried to squeeze as many parking spots as they could and it shows. These are the smallest parking spaces I have ever seen and expect to get plenty of dings on your doors as a result. 4. There are some crime issues here. There are literal crack heads living out of their cars in the parking lots. I have no idea how they are getting away with that, as parking permits are required. Additionally, someone was shot by Federal Heights PD in the parking lot during my year living here. In conclusion, I am very happy I moved. This place was a good spot to move in and save some money until you can find a better spot, which is why I am giving it 3 stars.

My 4 year old son has had the worst time here, physically sick (coincidence to the smells? we sure will find out) and also scared of the obnoxious fire alarm that had him in tears, twice. On top of all the maintenance issues, parking issues and lack of accurate communication. I definitely should have waited instead of jumping on this apartment. Waste of money from a single mother. Read reviews before applying here, I wish I would have.

It has been a couple of months with 4 office visits, one phone call and email. The issues are not small, it's toilets not flushing and bad smell from plumbing. After reading reviews, I wished I could go back and take the time to read them before. I am afraid to see what's to come after what I just read.

A whole week! Are you kidding me bed bugs are no joke they spread very quick i don't even want to sleep in my own home i am discussed! I love this apartment but i don't love what came with it ! Now i am just worried i will have to get rid of all this furniture and getting an apartment somewhere else because this is beyond disgusting. All my other issues where fixed immediately my only issue is the dish washer is flooded still! Witch was reported over a week ago and these stupid bed bugs they keeping spreading i have spent over 50$ of my own money buying poison to try keeping it under control but nothing is working ! Should have gone with some other place . very disappointed we just got married and moved in together and this is how we get to enjoy our new place ! Very frustrated!!!!!!!

Do not be fooled by the pictures. They are nothing compared to what you will see when you open the door. When we first moved in they made us do the apartment check. When we moved in we thought everything was fine so we turned in our apartment checklist, little by little we started noticing that some stuff around the house was fixed half ass. Like one of the towel racks in the bathroom constantly falls and it looked like they just tried making sure it wouldn't fall instead of redoing the drywall and using new screws. They take forever to get the maintenance request done. They have this lady in the office who is the rudest person i have ever met. and now i called to let them know i found a mouse in my apartment and they want me to wait until Thursday for maintenance to show up. Note it is Monday and i have a 2 year old at home. and they want me to wait 3 days for maintenance to come out. The neighbors that recently moved in right next to us are always loud even late at night and ALWAYS have more than 3 cars in the parking lot that are probably not even registered. and there is constantly random people walking out of the apartment late at night. by far one of the sketchiest apartments i have ever lived in. DO NOT BE FOOLED!

Given that a resident would have to request maintenance at some point or complaint about something, they won't want to deal with such attitude.

We've had bed bugs for WEEKS now because the office DOES NOT RESPOND EVER! But when your downstairs neighbor has a leak, they barge right into your apartment without any notice. (Seriously, woke up with them walking into my apartment.) I wish my lease was up NOW instead of next year! UGH

The absolute only reason I am giving Tuscan Heights 5 stars is because of Jessica the manager and Will the maintenance guy...with all of the issues i have been experiencing with my neighbors and the new parking policy...they've been so helpful and understanding every step of the way. Jessica has never just told me things just to get me out of her office and she always speaks to me with respect and care, even when my issues seem stressfull and annoying. When ever i have a maintenance issue, Will never fails me and he always gets things done in a timely manner. These 2 are AMAZING people and I appreciate them so much. They do everything within their power to make Tuscan Heights a comfortable place to live, but some things are just out of their control ...like the neighbors and how they treat you and your property....which is why I have to leave prematurely for the safety of me and my 2 baby girls. Thank you Jessica and Will for all your efforts and everything that you are...may God richly bless you!

This place is a joke. They definitely don't care about customer service. It take multiple weeks to get any repairs done and when you call them about it oh just wait till next week. They are supposed to be re modeled which they kind of are but half ass. The fake hardwood floor they have is a joke and has glue constantly coming threw and it seems to never wanna stay down, also when they had a lot of rain a bunch of the apartments flooded and grew mold. They keep fixing them back up but not fixing the problem that the foundation is cracked so people are constantly moving in and out when the find out their place is leaking water every time it rains.

Do not move here. The management staff is pathetic and lazy. Maintenance takes weeks to complete the simplest of tasks. The parking spaces only give you 4 inches on either side of a small car to get out of. On top of everything they fail to do while you're living there, they will charge you exorbitant, unjustified cleaning fees when you move out. No matter how much cleaning you do they will still charge you for everything on their final walk through list. At least one step per month will crumble, causing you to trip as you go up and down, and don't expect it to be fixed for at least two months. This is not a safe or sanitary place to live.

I like it here. They always fix things when asked. They are kind. I don't have bed bugs or roaches. Maybe its just the building I'm in. Doesn't smell. Maybe the appliances are old but they work fine. I don't use a dishwasher and never rented an apt with one in it till now. I haven't moved out so I don't know what fees may come up. When i need something faxed or printed off they are always happy to do so without a fee. Lots of loud kids around but that's life. Love the neighbors so friendly.

DO NOT LIVE HERE!!!!!! This place is managed horribly. Everything they "promise" never happens. Their maintenance team does nothing but temporary patch jobs that honestly a middle school child could perform with more accuracy, the laundry facilities are never operating and are dangerous. Then they nickel and dime you on your way out. 366 dollars to clean a barely 900 square foot apartment that was already cleaner than when we moved in. Then they never return your phone calls. All I can say is that I am glad that I am done with this place and advise you to stay away, their business practices are terrible.
