I lived at Sharon ridge from Nov '14 to Nov '16. First of all, i want to say that the people they hire are excellent. It is beyond their control of the conditions of the apartments. The apartments are simply poorly built and need structural renovations.
1) Hot water. If you take more than 10 minutes to bathe, this place isn't for you. I literally had to decide if I was going to wash my hair or shave my legs during the shower. There is no way to do both with only 10 minutes worth of hot water. The maintenance man tried everything he could including changing out the water heater but it never rectified the problem.
2) Insulation. I lived in a 2 BR unit that isn't even 1K sqft. My utility bill was consistently almost $200. I've lived in larger apartments and even lived in a 3BR 2 bath home and my bill was never consistently this high. I even got Duke energy to come out and check the meter. The ONLY time I've had a utility bill this high in my adult life was during a winter month of record level low temperatures. When I moved in I could tell there was a SEVERE insulation issue. The heat hardly Ever went off. I brought it to the maintenance guy's attention only to be told that the buildings were poorly insulated and that it was reported to the owner. Had he taken the time, he'd notice the sliding glass door had a massive gap larger than a silver dollar that exposed directly to the outside. The tracking on the sliding door was completely off which cause more gaps at the base and sides. I took my own money, as it seemed no concern to the maintenance worker, and purchased caulking as well as taped the outside of the sliding door. I also taped the windows on the interior, sealed the guest bedroom off from the rest of the apartment and lined the entrance doorway with insulating foam.
3) The building maintenance the stairwell and breezeway were not being maintained and havent been pressure washed in ages or at least not since I lived there which gave the outside of the apartment a very displeasing look and a bad stench.
4) Poor insulation between floors. When I first asked if the apartment was quiet PRIOR to moving in, I was told "they never received any noise complaints from this apartment". Shortly after moving in, I learned that was either a lie or the former tenant had something to lose by complaining. The adults were CONSTANTLY pacing back and forth and there was a young child that lived above me and made it completely unbearable to live there. The constant running all day everyday back and forth was enough to drive me near the brink of insanity. This kid LITERALLY ran and jumped until 4am almost Every night as if he was going for Olympic gold. My walls shook like I was in a small earthquake. My dog ended up having major anxiety issues and had to be put on medication. I absolutely HATED coming home everyday due to all the noise that went into the wee hours of the morning. My job allowed me the opportunity to work from home but I just wasn't able to focus at home with all the noise. I complained several times but what can you do when a kid is just being a kid. (Minus the kid having no decent bedtime) No kids should be allowed to live in the upstairs units due to the poor insulation between floors.
The only reason I didn't move after the first year was because I just wasn't able to afford it. THIS IS A RENTER BEWARE!!!
