{"id":18054,"date":"2020-03-02T09:21:30","date_gmt":"2020-03-02T15:21:30","guid":{"rendered":"https:\/\/www.abodo.com\/blog\/?p=18054"},"modified":"2020-12-18T12:56:30","modified_gmt":"2020-12-18T18:56:30","slug":"march-2020-national-apartment-report","status":"publish","type":"post","link":"https:\/\/www.rentable.co\/blog\/march-2020-national-apartment-report\/","title":{"rendered":"[Rent Report] Rent Prices Start to Cool Off in March"},"content":{"rendered":"<p><span style=\"font-weight: 400;\">In <a href=\"https:\/\/www.rentable.co\/blog\/february-2020-national-apartment-report\/\" target=\"_blank\" rel=\"noopener noreferrer\">February we reported<\/a> insignificant apartment rent gains and that tepid trend reversed in March \u2014 at least in one-bedroom units.\u00a0<\/span><\/p>\n<p>Median one-bedroom apartment rents fell one dollar to $1,089 in March taking the yearly increase down to a paltry 0.28 percent. Two-bedroom units were up to five bucks to $1,353, moving the two-bedroom yearly increase to 0.52 percent.<\/p>\n<p><span style=\"font-weight: 400;\">Indicative of a contracting rental landscape, both one-bedroom and two-bedroom top-ten winners and losers reported increases or decreases in a very narrow range.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Let\u2019s get into it:<\/span><\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-14653 size-full\" src=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/03\/31091713\/2018-April-Rent-Report.png\" alt=\"National Median Rent April 2018\" width=\"1000\" height=\"606\" srcset=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/03\/31091713\/2018-April-Rent-Report.png 1000w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/03\/31091713\/2018-April-Rent-Report-512x310.png 512w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/03\/31091713\/2018-April-Rent-Report-768x465.png 768w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/03\/31091713\/2018-April-Rent-Report-300x182.png 300w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><\/p>\n<h2><b>1-Bedroom Apartments<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">No city claimed an increase or decrease of greater than 5.5 percent. This is significant because the double-digit moves we usually see were absent in March.<\/span><\/p>\n<h3><b>Upward Movers<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.rentable.co\/jacksonville-fl\">Jacksonville, FL<\/a> reported a solid 5.5 percent gain to a median $1147. Fresno, CA came in second with a 3.6 percent rise to a median rent of $1,001. Toledo, OH and Tucson, AZ rose an identical 3.0 percent with Toledo by far the cheapest at $583. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Continuing the trend of tightly packed top-ten winners, Glendale, AZ, Columbus, GA and Kansas City, MO all gained a non-earth-shaking 2.6 percent. Arlington, TX and <a href=\"https:\/\/www.rentable.co\/raleigh-nc\">Raleigh, NC<\/a> both reported upward moves of 2.4 percent, and Houston took tenth place on our top-ten gainers list rising 2.3 percent to a median $1,149.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The most expensive place to live on this list was <a href=\"https:\/\/www.rentable.co\/houston-tx\">Houston, TX<\/a> at $1,149. The least expensive was previously mentioned Toledo, OH at a median $583.<\/span><\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-14654 size-full\" src=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2020\/03\/02090549\/March-Greatest-Median-1-Bedroom-Rent-Changes.png\" alt=\"March 2020 Rent Report 1-Bedroom Pricing\" width=\"1000\" height=\"1296\" \/><\/p>\n<h3><strong>Downward Movers<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.rentable.co\/boulder-co\">Boulder, CO\u2019s<\/a> median rent fell 5.4 percent to $1,759 in March grabbing first place on our losers list, while New Haven, CT lost a similar 5.2 percent. In third place, Columbia, MO lost 4.1 percent to an eye-opening affordable $602 median rent. Savannah, GA dropped 2.9 percent to $988, and Virginia Beach, VA and St. Louis, MO fell 2.3 and 2.1 percent respectively. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Boston, MA \u2014 not often seen on our charts \u2014 fell a non-exciting 1.7 percent to a formidable median $2,641 rent. Baton Rouge, LA and Philadelphia, PA both reported a loss of 1.6 percent as they rounded out our top ten downward movers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Expensive <a href=\"https:\/\/www.rentable.co\/boston-ma\">Boston, MA<\/a> was the priciest place to live, and Columbus, MO was the cheapest at the previously mentioned median rent of $602.<\/span><\/p>\n<h2><b>2-Bedroom Apartments<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Like our one-bedroom cousins, double-digit March moves were conspicuously absent and no city on either two-bedroom list moved more than 5.6 percent in either direction. <\/span><\/p>\n<h3><b>Upward Movers<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Jacksonville, FL topped the winners with a 5.6 percent gain to a median $1,273. Rock n\u2019 Roll Hall of Fame home Cleveland, OH rose 5.4 percent to take second place on our list. Syracuse, NY came in third at $944 \u2014 a rise of 4.9 percent, and Bakersfield, CA reported a 4.7 percent gain. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">El Paso, TX and Columbus, GA gained 3.8 and 3.3 percent respectively, and Houston, TX added 2.7 percent to post a median rent of $1,387. Santa Ana, CA was alone in eighth place with a 2.5 percent rise; warm Miami, FL and crisp St. Paul MN both edged up slightly by 2.3 percent.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Santa Ana boasts nice weather but also the highest median rent on our top ten gainer list at $2,324. Columbus, GA was the most affordable at a very reasonable $812.<\/span><\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-14655 size-full\" src=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2020\/03\/02090544\/March-Greatest-Median-2-Bedroom-Rent-Changes.png\" alt=\"March 2020 Rent Report 2-Bedroom Prices\" width=\"1000\" height=\"1296\" \/><\/p>\n<h3><strong>Downward Movers<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">Our biggest decreasers were very tightly packed in a range form 4.8 to 1.9 percent. Leading the list was St. Petersburg, FL falling 4.8 percent to a median rent of $1,251. Wichita, KS was right behind losing 4.7 percent to $674. Arlington, TX was alone in third place as it fell 3.1 percent. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Then, Tempe, AZ, Winston-Salem, NC and Virginia Beach, VA all fell by either 2.1 or 2.2 percent. Finally, in stats we haven\u2019t seen in over a year, Boulder, CO, Knoxville, TN, St Louis, MO and Memphis, TN all fell an identical 1.9 percent. Of these, St Louis, MO was the least expensive at $1,000.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Overall, Wichita, KS won the prize for the cheapest rent on our top ten two-bedroom losers list at a median $674 while Boulder, CO was unsurprisingly the priciest at $2,127.<\/span><\/p>\n<h2><b>Rent Report Recap &amp; What&#8217;s Next?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">As of February 29, 2020, some experts are frankly <a href=\"https:\/\/www.vox.com\/2020\/2\/28\/21153492\/coronavirus-recession-china-stock-market-economy\">concerned about a global recession. <\/a><\/span><\/p>\n<p><span style=\"font-weight: 400;\">The coronavirus seems to be rapidly moving to the pandemic stage. Stock markets have been historically roiled, and the price of West Texas Crude is heading to the $45 per bbl. mark or below. <\/span><\/p>\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.cnbc.com\/2020\/02\/29\/automakes-scramble-for-parts-prepare-war-rooms-as-coronavirus-spreads.html\">Supply chain shortages<\/a>, panic buying and the specter of vast segments of the population in either mandated or voluntary quarantine could quickly throw the economy into the recession that many have feared. A true and prolonged recession could halt new apartment projects and that could actually stabilize rent prices. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">On the other hand, historically low mortgage interest rates could drive some persons into home purchases and out of leased units.
