{"id":14531,"date":"2018-03-01T07:30:57","date_gmt":"2018-03-01T13:30:57","guid":{"rendered":"https:\/\/www.abodo.com\/blog\/?p=14531"},"modified":"2021-01-05T09:28:04","modified_gmt":"2021-01-05T15:28:04","slug":"march-2018-national-apartment-report","status":"publish","type":"post","link":"https:\/\/www.rentable.co\/blog\/march-2018-national-apartment-report\/","title":{"rendered":"Rents Decrease in March 2018 Before Market Likely Heats Up for Summer"},"content":{"rendered":"<p>In our <a href=\"https:\/\/www.rentable.co\/blog\/february-2018-national-apartment-report\/\" target=\"_blank\" rel=\"noopener noreferrer\">February rent report<\/a>, we brought you news that the five-month streak of rent raises for one-bedroom apartments had finally broken. Going into March, that trend is continued, with median one-bedroom rents around the country down another .8%, to $1,038. Looking back to <a href=\"https:\/\/www.rentable.co\/blog\/2017-annual-rent-report\/\" target=\"_blank\" rel=\"noopener noreferrer\">2017 rent trends<\/a>, one-bedroom rents followed the same downward slope in the first three months of the year, before picking up in April as temperatures \u2014 and the market \u2014 heat up.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"alignnone size-full wp-image-14538\" src=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214937\/2018-March-Rent-Report.png\" alt=\"National Median Rent March 2018\" width=\"1000\" height=\"606\" srcset=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214937\/2018-March-Rent-Report.png 1000w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214937\/2018-March-Rent-Report-512x310.png 512w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214937\/2018-March-Rent-Report-768x465.png 768w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214937\/2018-March-Rent-Report-300x182.png 300w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><\/p>\n<p>Renters of two-bedroom apartments, however, haven\u2019t fared as well. March marks the seventh consecutive month of higher rents, which are up .2% to a national median of $1,257.<\/p>\n<h2>1-Bedroom Apartments<\/h2>\n<p>Overall, median one-bedroom rents went down across the country, but Syracuse, NY, saw the greatest decrease nationwide for the second month in a row. Rents in Syracuse dropped 10.6%, from $1,155 to $1,033, between February and March, following a 10.8% drop going into February.<\/p>\n<p>The next highest drop is nearly 5 percentage points behind: Rents in Boulder, CO, are down 5.8% going into March, followed closely by St. Louis, MO, at 5.7%. Eugene, OR, and Reno, NV, both saw one-bedroom rents decline 5%. <a href=\"https:\/\/www.rentable.co\/minneapolis-mn\" target=\"_blank\" rel=\"noopener noreferrer\">Minneapolis, MN<\/a>, which saw the seventh-largest decrease in February, climbs to the #6 spot in March with a decrease of 4.7%.<\/p>\n<p>Cleveland, OH; Columbia, MO; Santa Ana, CA; and <a href=\"https:\/\/www.rentable.co\/pittsburgh-pa\" target=\"_blank\" rel=\"noopener noreferrer\">Pittsburgh, PA, one-bedrooms<\/a> also saw some of the largest declines nationwide.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"alignnone size-full wp-image-14539\" src=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214940\/Greatest-Median-1-Bedroom-Rent-Changes.png\" alt=\"Greatest Median 1-Bedroom Rent Changes\" width=\"1000\" height=\"1296\" srcset=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214940\/Greatest-Median-1-Bedroom-Rent-Changes.png 1000w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214940\/Greatest-Median-1-Bedroom-Rent-Changes-395x512.png 395w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214940\/Greatest-Median-1-Bedroom-Rent-Changes-768x995.png 768w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214940\/Greatest-Median-1-Bedroom-Rent-Changes-790x1024.png 790w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214940\/Greatest-Median-1-Bedroom-Rent-Changes-300x389.png 300w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><\/p>\n<p>Although one-bedroom decreases won out over increases across the country, many areas still saw significant jumps in rent price. Little Rock, AR, saw the largest, with one-bedroom rents up 8.3%, from $592 to $641. Houston, TX, continuing its recovery from Hurricane Harvey, saw rents rise 7.9%, following a 6% increase in February and 2.2% in January. Fort Worth, TX, also saw rents climb, up just 3.1%, from $947 to $976.<\/p>\n<p>Aside from Columbus, OH; Dayton, OH; and Indianapolis, IN, the top 10 largest one-bedroom rent decreases are mainly in the South and West.<\/p>\n<h2>2-Bedroom Apartments<\/h2>\n<p>While decreases led the charge for one-bedroom apartments, two-bedrooms had much more significant increases than decreases going into March.<\/p>\n<p>Buffalo, NY, with prices up 10.2%, had the highest two-bedroom rent increase in the country, followed by Houston, TX, at 8.8%. New Orleans, LA; Washington, D.C.; and Berkeley, CA, also saw increases of more than 5%.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"alignnone size-full wp-image-14540\" src=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214944\/Greatest-Median-2-Bedroom-Rent-Changes.png\" alt=\"Greatest Median 2-Bedroom Rent Changes\" width=\"1000\" height=\"1296\" srcset=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214944\/Greatest-Median-2-Bedroom-Rent-Changes.png 1000w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214944\/Greatest-Median-2-Bedroom-Rent-Changes-395x512.png 395w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214944\/Greatest-Median-2-Bedroom-Rent-Changes-768x995.png 768w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214944\/Greatest-Median-2-Bedroom-Rent-Changes-790x1024.png 790w, https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2018\/02\/28214944\/Greatest-Median-2-Bedroom-Rent-Changes-300x389.png 300w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><\/p>\n<p>For decreases, Winston-Salem, NC, leads the way for two-bedrooms, with rents down 6.8%. Two-bedrooms in Boulder, CO; Minneapolis, MN; Syracuse, NY; and St. Louis, MO, followed the lead of their one-bedroom rent decreases, earning top 10 spots on both lists.<\/p>\n<p>With the exception of Minneapolis, the Midwest largely flies under the radar for notable rent changes going into March. Two-bedroom <a href=\"https:\/\/www.rentable.co\/milwaukee-wi\" target=\"_blank\" rel=\"noopener noreferrer\">apartments in Milwaukee, WI<\/a>, saw rents increase just .4%, and those in nearby <a href=\"https:\/\/www.rentable.co\/madison-wi\" target=\"_blank\" rel=\"noopener noreferrer\">Madison, WI<\/a>, increased even less, at .3%. Even Chicago, IL, saw relatively stable prices, with two-bedroom rents down a mild 1.2%.<\/p>\n<p>Last year, April kicked off rent increases for both one- and two-bedroom apartments that persisted for the majority of the year.
