Your property manager should schedule visits.<\/h3>\n<p>In Tallahassee, your property manager is required to give you 12 hours\u2019 notice before entering your apartment for repairs or showings \u2014 unless they say otherwise in the lease.<\/p>\n<h3>2. Watch for rent raises.<\/h3>\n<p>Read your rental agreement carefully, as it is legal for Florida property managers to increase rent or utilities payments during the lease term, as long as they\u2019ve put the provision in the lease.<\/p>\n<h3>3. Subletting isn\u2019t your only option.<\/h3>\n<p>Need to leave your lease early? Before subletting, try for a novation. In this scenario, a new lease is created between the property manager and fill-in tenant that lasts for the duration of the term.<\/p>\n<h3>4. Putting it in the lease doesn\u2019t make it legal.<\/h3>\n<p>Leases can override a few <a href=\"https:\/\/www.nolo.com\/legal-encyclopedia\/overview-landlord-tenant-laws-florida.html\">state laws<\/a>, such as prohibiting subletting. But you have some guaranteed rights. For example, your property manager can\u2019t ban waterbeds or get you to agree to automatically forfeit your deposit.<\/p>\n<h3>5. Evictions aren\u2019t sudden or simple.<\/h3>\n<p>Only a judge can issue an eviction. Your property manager is not allowed to force you out by changing your locks or turning off your utilities, even they\u2019re in your property manager\u2019s name.<\/p>\n<h3>6. Your property manager is on the hook for maintenance and repairs.<\/h3>\n<p>You can deduct money from your rent payments if your property manager fails to keep your unit up to building, housing, and health codes \u2014 but you\u2019ll want to consult a lawyer first. It&#8217;s the property managers responsibility to contract with facility and maintenance companies\u00a0to ensure your place is up to code.<\/p>\n<h3>7. If you\u2019re on the lease, you\u2019re responsible for rent.<\/h3>\n<p>Make sure all of your roommates sign the lease with you. Sometimes tenants who didn\u2019t sign the lease can still be held legally responsible for unpaid rent. But it\u2019s better to be safe than broke.<\/p>\n<h2>Worried About Your Security Deposit?<\/h2>\n<h3>8. The sky\u2019s the limit.<\/h3>\n<p>Although a month\u2019s rent is typical, there is no legal limit to how much property managers can charge for a security deposit.<\/p>\n<h3>9. Your property manager has limited time to return your deposit.<\/h3>\n<p>If your property manager is making no deductions, they have 15 days after move-out to return your security deposit.<\/p>\n<h3>10.
