But knowing your Milwaukee tenant rights can save you money and hassle.<\/p>\n<h3>1. Your landlord can\u2019t just pop in.<\/h3>\n<p>Unless you agreed to a lease provision that states otherwise, they have to give you at least 12 hours\u2019 notice, either verbally or in writing.<\/p>\n<h3>2. Neighbor noise is a real problem.<\/h3>\n<p>Your landlord is required to defend your \u201cright of peaceful enjoyment of the premises.\u201d That also means, however, that you have to keep it down, too.<\/p>\n<h3>3. Auto-renewed leases are binding.<\/h3>\n<p>Your landlord is required to tell you between 15 and 30 days before the renewal happens, but if you don\u2019t take action, you could be liable for another month (or more) of rent.<\/p>\n<h3>4. Putting it in the lease doesn\u2019t make it legal.<\/h3>\n<p>Renters have some rights that a lease provision can\u2019t override. For example, a non-standard lease provision stating the tenant must pay the landlord\u2019s court fees is not enforceable.<\/p>\n<h3>5. You can\u2019t get locked out.<\/h3>\n<p>Your landlord isn\u2019t allowed to lock you out of your apartment, or remove the locks completely, for any reason.<\/p>\n<h3>6. Your landlord is on the hook for maintenance and repairs.<\/h3>\n<p>If your refrigerator is on the fritz, or the toilet won\u2019t flush, it\u2019s your landlord\u2019s job to repair it\u2026 unless you broke it. Report ignored repairs to Neighborhood Services, 414-286-2268.<\/p>\n<h3>7. If you sign a lease with a roommate, you\u2019re on the hook.<\/h3>\n<p>So even if your roommate breaks the lease and disappears, or decides not to pay rent, or damages the apartment, the landlord can come to you for restitution.<\/p>\n<h2>Worried About Your Security Deposit?<\/h2>\n<h3>8. Your landlord can\u2019t charge for \u201croutine\u201d cleaning.<\/h3>\n<p>Specifically, you can\u2019t be charged for routine carpet cleaning or painting. If you\u2019ve caused excessive damage, however, the deductions are legal.<\/p>\n<h3>9. See the last tenant\u2019s charges.<\/h3>\n<p>While filling out your check-in form noting your rental\u2019s condition at move-in, you can request a list of charges the previous tenant faced on their security deposit.<\/p>\n<h3>10. Your landlord has only 21 days to return your deposit.<\/h3>\n<p>And that also applies to a list of any deductions taken out.
