The slight increase adds a hiccup to the overall year-to-date change, which was trending downward by 1.28% as of March. For April, national rents are down just 1.08% since January. <\/span><\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-10154 size-full\" src=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2017\/03\/30084255\/APR_2017_graphic1.gif\" alt=\"National Median Rent &amp; YTD Percent Change, April 2017\" width=\"1206\" height=\"906\" \/><\/p>\n<p>For <a href=\"https:\/\/www.rentable.co\/new-orleans-la\" target=\"_blank\" rel=\"noopener noreferrer\">New Orleans, LA<\/a>, this marks the third straight month for having one of the 10 largest rent increases in the country \u2014 and for the past two months, the Big Easy has been in the No. 1 spot. In March, median one-bedroom rents rose nearly 12%, up to $1,180. But that\u2019s not the only repeat appearance on the list.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-10155\" src=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2017\/03\/30084257\/APR_2017_graphic2.gif\" alt=\"Greatest Rent Changes, April 2017\" width=\"1206\" height=\"906\" \/><\/p>\n<p>As the year continues, several other cities have established a consistent pattern of rises. In fact, six of our top 10 risers for April are carry-overs from the March report. In addition to New Orleans, <a href=\"https:\/\/www.rentable.co\/glendale-az\" target=\"_blank\" rel=\"noopener noreferrer\">Glendale, AZ<\/a> (10.7%); <a href=\"https:\/\/www.rentable.co\/seattle-wa\" target=\"_blank\" rel=\"noopener noreferrer\">Seattle, WA<\/a> (7.2%); <a href=\"https:\/\/www.rentable.co\/buffalo-ny\" target=\"_blank\" rel=\"noopener noreferrer\">Buffalo, NY<\/a> (6.5%); <a href=\"https:\/\/www.rentable.co\/miami-fl\" target=\"_blank\" rel=\"noopener noreferrer\">Miami, FL<\/a> (5.2%); and <a href=\"https:\/\/www.rentable.co\/phoenix-az\" target=\"_blank\" rel=\"noopener noreferrer\">Phoenix, AZ<\/a> (4.8%), are also in their second or third month of increases.<\/p>\n<p><a href=\"https:\/\/www.rentable.co\/lexington-ky\" target=\"_blank\" rel=\"noopener noreferrer\">Lexington, KY<\/a> (6%); <a href=\"https:\/\/www.rentable.co\/scottsdale-az\" target=\"_blank\" rel=\"noopener noreferrer\">Scottsdale, AZ<\/a> (4.1%); and <a href=\"https:\/\/www.rentable.co\/sacramento-ca\" target=\"_blank\" rel=\"noopener noreferrer\">Sacramento, CA<\/a> (4.9%), also saw some of the highest rent hikes.<\/p>\n<p>Meanwhile, the list of top April decreases is also fairly consistent: <a href=\"https:\/\/www.rentable.co\/philadelphia-pa\" target=\"_blank\" rel=\"noopener noreferrer\">Philadelphia, PA<\/a>, is enjoying a three-month downward trend, with a median rent of $1,023, down 8% since the March report. <a href=\"https:\/\/www.rentable.co\/fort-wayne-in\" target=\"_blank\" rel=\"noopener noreferrer\">Fort Wayne, IN<\/a> (-9.8%); <a href=\"https:\/\/www.rentable.co\/rochester-ny\" target=\"_blank\" rel=\"noopener noreferrer\">Rochester, NY<\/a> (-4.5%); <a href=\"https:\/\/www.rentable.co\/nashville-tn\" target=\"_blank\" rel=\"noopener noreferrer\">Nashville, TN<\/a> (-6.7%); <a href=\"https:\/\/www.rentable.co\/cleveland-oh\" target=\"_blank\" rel=\"noopener noreferrer\">Cleveland, OH<\/a> (-6.5%); and <a href=\"https:\/\/www.rentable.co\/richmond-va\" target=\"_blank\" rel=\"noopener noreferrer\">Richmond, VA<\/a> (-5.3%) also saw their rents go down.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-10156 size-full\" src=\"https:\/\/blog-assets.rentable.co\/blog\/wp-content\/uploads\/2017\/03\/30084301\/APR_2017_graphic3.gif\" alt=\"Top 10 Highest Rents, April 2017\" width=\"1200\" height=\"900\" \/><\/p>\n<p>And the continuity\u2026 continues.
