Ugh this place. Seriously, it's just one broken thing after another. Also, I know not everyone cares about this sort of stuff but it really is terrible you can't find a non smoking or non animal apartment in this town. I will give them this however... The maintenance staff is responsive and polite. They do seem to fix things in a timely manner... Just wish they didn't have to get fixed quite so often.

Update rating: 2 stars as of 1/18/18: The reason I'm back here today is because of an issue I had after I moved out and paid my final bill. Apparently, that was Part 1 of my final bill(which was paid in full) not Part 2. On that note, I received a call today from a collections agency asking me if I would like to pay the balance I owed before they filed it officially. Of course I have no idea what they are talking about since I never received notification from anyone regarding the amount remaining.There was a lapse in judgement at how this was handled. Instead of calling me or trying to contact me in any way, they send my balance to collections. The person I spoke with on the phone from the office was nice, but couldn't fix this wrong because their hands were tied due to them having new owners. If you are moving out or moving in, be sure to hound the front office after you move out to make sure you have paid everything(even after your final bill). I still believe this was a good place to live, but they need to fix the way they handle things like this. If this would've hit my perfect credit, it would've been tarnished. Just be careful. The upgrades are nice and make it competitive with other newer apartment complexes. Also, working near downtown used to be a struggle because I lived right off of 280, now it's easy because you can just cut threw Mtn Brook/Cahaba Heights on Overton. Another great amenity of the area is having a Publix right on the corner next to the complex. I also cannot stress how much better the maintenance crew is compared to what they were my first year. Now, they typically arrive the day of the request I put in, or the very next day. Hope this helps clear the air if you are thinking about this property!

I lived here for 2+ years now and just renewed my lease for another year. I'm so happy here that I can't imagine living anywhere else. Yes, it's pricey, but it's definitely worth it, especially considering the location. Maintenance is available nearly immediately. The entire staff, including the trash pickup guy, are extremely courteous and helpful, despite adding new people. I feel safe here, and I love my spacious one-bedroom apt with gourmet kitchen and walk-in closet. However, for the first time since I lived here, the rent increased during the lease renewal. It wasn't much of a difference, but I fear that if the price rises drastically next year, I'll have to find another place to call "home."

So many of our friends have lived here for one reason or another. We are here because we are in-between homes. We would stay indefinitely if I could be invested. Paula and John are so helpful. Maintenance issues resolved right away. Location and wooded lot make me feel right at home.

this is the best apartment complex i have ever lived in! i have thoroughly enjoyed my time and the staff has never been anything but friendly and helpful. i would recommend living in grand highlands to anyone moving to the Birmingham area. It is safe, clean, affordable, and i have never had any major problems!

I lived there for a little over a year and aside from the excessive water bills, ($120 at least each month) living there itself was fine. They fix maintenance issues the next day most of the time, although I never had anything major happen. The major problem is the disorganized management. I should've known better than to live here. The day before I was set to move in, they had yet to paint or clean the apartment. They ended up delaying my move in day by 2 weeks because they were under new management. In the year I lived there, they changed ownership 3 times and always used it as an excuse for everything. My lease ended in December 2014 and in early October I asked about renewing my lease and they said that they weren't renewing any leases and that everyone's lease was going to be month to month at the same rate until the construction was over. They claimed they would notify me when that time came. Keep in mind the lease states that you need to give a 60 day notice if you don't wish to renew. Once I got my January bill, they added a $100 month to month fee and claimed that I had to pay the extra $100 per month for the next 2 months since my lease claims I have to give a 60 day notice. I canceled my lease immediately as a result despite the fact that I had planned on renewing my lease once they gave me the option even though they never gave me the option to renew. Pam was very rude in the process.

**UPDATE** I'm about to renew my contract and I still believe this is a great apartment complex! I live here with my wife and two kids, and we all have a great time living here! The administration is very attentive and the maintenance staff fast and experienced. The only thing I don't like is that the paint is really cheap and is really hard to clean. Everything else is excellent. --end-- Been living here a couple of weeks. They just remodeled everything, the place looks fantastic and the staff is courteous and prompt. I have had a couple of service requests done and they have all been attended to within the day. The people at the office are great too, Summer and the guys make you feel welcome all the time. It is VERY quiet 99% of the day, the only noise is the occasional golf cart that has what seems to be a bad engine. Place is extremely safe, neighbors are the nicest, most pleasant crowd ever, and my kids and dog love the place. Just wanted to let people see a newer review, most of these reviews were from previous management. And no, I don't work for whoever manages this place, and you can see my real name on top.

I currently live at Grand Highlands. One week ago the neighbor upstairs was trying to turn off her water to stop her clogged toilet from overflowing and broke the shut-off valve from the wall. Her toilet continued to overflow and water was shooting out from the wall, which all drained down into my apartment. It came down through the ceiling, ceiling fan, A/C vents, and outlets, pretty much anywhere the water could come from. It was even raining into the apartment through the smoke detector. They sent in someone with a hurricane fan to 'dry' out the carpet that night even though the water had sewage in it. It didn't help that it continued to drain into our apartment both inside and outside for the rest of that night, and the man who brought in the fans dragged water into other areas that were not initially effected. It's now taken them a WEEK to do anything else-I had to ask the property manager to come look at the apartment today because it's been uninhabitable--but she had not even tried to come see the damages herself (for a week) until I had to ask her to. The water soaked the bed in the master bedroom, the entire master closet, everything in the master bathroom, poured into the kitchen through the A/C vent flooding the floor and spilled out from the microwave. The water has been under my washer and dryer for a week now, so I have only been able to use the guest room and guest bathroom. Water was draining from the A/C itself, and they have not even replaced the air filter. They told me TODAY that they will not move me to another unit because it's 'not that bad' and will dry out-even though what she saw is after a WEEK of the original incident. They also told us they do not have any available units, yet their website boasts plenty of units available. They told me they will 'treat it' and are going to provide a dehumidifier. Even if it's potentially 1% sewage water mixed in with the rest of the water that came raining down, that's unacceptable and not a risk they should force me or any of their tenants to take. Who wants to make dinner in a microwave that was filled with toilet water, or sleep under a ceiling fan (that won't work anymore) which was pouring out water into the room. They would not stand to live in these conditions themselves so I don't understand why they are telling me to. The entire apartment smells like a dirty aquarium-even with the door to the main damaged area closed. The neighbor upstairs who caused the issue has been taken care of by the complex because she works for the VP at the property management company, but I am still expected to live in her sewage because I'm just a regular tenant who pays rent on time every month. Until this instance the place has been great. I'm in shock that they would treat me this way and that they do not plan to gut the entire place to prevent any health and safety issues because the water contained sewage. If that's the case then any of their apartments pose a potential health risk-who knows what they refused to repair in the past because it 'was not that bad'. Unacceptable. I expected a lot more from the complex, property manager, and property management property. SPM is not living up to the 'walk the talk' philosophy they claim on their website.

I visited Grand Highlands today and had Justin take me on a tour of the units and was so impressed by his willingness to accommodate to my needs and wants. I wanted to move in with only two days notice and he made it happen! If the living experience is anything like the first impression, I am in for a wonderful year!
