PARKING:
Should you need parking (to park that car you won’t really be using much since you’re gonna be walking everywhere now), you also have access to two reserved spaces in the secure covered garage attached to the basement of our building. Parking as an amenity is virtually unheard at other condo buildings Downtown, and ours is one of the few buildings that actually has secure parking onsite. Parking is included if you opt for the all-inclusive rate ($2500).

ABOUT THE 90 FAIRLIE COMMUNITY:
The building has a total of 21 units populated with professionals from all walks of life. Everyone is super nice and chill, and many of them have lived in the building for years and know a lot about the neighborhood. Your floormates (2 other units) are literally the most awesome neighbors on the planet. We are locally-based landlords who own the condo and live nearby, and the HOA board members and property management company are also responsive and helpful. It's a fantastic building in an unbeatable location with a close-knit community. We're hoping to find a tenant who will love living there as much as we have over the past decade.

RENTAL TERMS & DETAILS:
- 2BR/2BA (or master BR + office)
- Rent is $2200/month and includes water/garbage services.
- If you prefer an all-inclusive setup, $2500/month will cover parking, pest control, and a utilities allowance. Note that monthly heating/cooling bills alone can easily top $200, and a single parking space in a nearby surface lot will typically rent for $100/month and up.
- One-year lease. Available immediately.
- First and last months’ rent due at signing, plus a refundable damage deposit of $250. The HOA also charges a standard move-in fee of $250.
- ONE small, well-behaved pet will be considered with a nonrefundable pet deposit of $350.
- $55 application fee (through Avail) per tenant covers the screening process and all credit and background checks.
- NO SMOKING, NO EXCEPTIONS. I cannot stress this enough.

THINGS TO CONSIDER:
- This is a laid-back building of friendly professionals who appreciate privacy and tranquility. They are wonderful people who we have grown to love, so we want a tenant who respects them and their space.
- While the unit is a total knockout and awesome for entertaining, it is best suited for wine-and-cheese tastings, dinner parties, and intimate cocktail gatherings -- NOT keggers, house parties, or Insta-worthy bashes.
- AirBnb and other short-term vacation rentals are expressly prohibited by the HOA and enforced rigorously, so if you plan to have a roommate, they will also need to be screened and added to the lease.
